Assistant Manager - On Campus- Nicholson Gateway / LSU | $28-$30 per hour

A work order needs follow-up. A vendor needs to be scheduled. Supplies need to be ordered before move-in. And a resident is waiting for an update.

Keeping a student housing community running well means making sure those details don't get lost.

At Nicholson Gateway / LSU, we're looking for an Assistant Manager who brings organization, initiative, and follow-through to the daily operation of our community. You'll partner with the General Manager, Maintenance Supervisor, and onsite team to keep work moving, records accurate, and resident concerns front and center.

This position has no direct reports. You'll lead through coordination, communication, and ownership of your responsibilities-not formal people management.

What You'll Be Doing

• Keep daily operations moving. Help establish priorities, coordinate assignments and coverage, track outstanding items, and serve as the designated operational lead when the General Manager is away, within delegated authority.
• Stay on top of work orders. Coordinate with the Maintenance Supervisor to prioritize requests, monitor response and completion times, verify documentation, and address recurring or unresolved concerns.
• Know what's happening across the property. Conduct property and unit inspections, monitor common-area cleanliness, and help coordinate preventive maintenance, apartment turns, and move-in readiness.
• Keep the financial details accurate. Coordinate vendor invoices and payments, review purchasing documentation, monitor assigned budgets, and support month-end reporting and expense tracking.
• Coordinate vendors and follow through on their work. Help gather bids, schedule services, track contracts and insurance documentation, and verify that completed work meets the approved scope.
• Take ownership of inventory controls. Maintain accurate records for maintenance parts, custodial supplies, tools, and equipment. Coordinate purchasing and replenishment, complete quarterly inventory counts, investigate discrepancies, and help keep supplies and keys secure.
• Keep residents and campus partners informed. Coordinate follow-up on escalated concerns and communicate clearly with residents, parents, university representatives, and the onsite team about inspections, projects, and service interruptions.
• Keep reporting and safety follow-up organized. Maintain operational reports, inspection records, and required documentation. Support emergency preparedness and, when assigned, participate in an on-call rotation to help triage concerns and coordinate technicians or vendors.

What We're Looking For

• Strong organization and follow-through-you can balance competing priorities without losing track of the details.
• Comfort working with invoices, budgets, purchasing records, and inventory controls.
• The ability to coordinate work across teams while respecting established reporting relationships.
• Confidence using property management software, work order systems, and operational reports.
• Professional communication and sound judgment when handling resident concerns, confidential information, and issues that need to be escalated.
• Initiative to notice recurring problems, recommend practical solutions, and follow approved changes through to completion.

What Success Looks Like

Work orders don't disappear into the system. Inventory records match what's on the shelf. Vendor invoices are accurate, and outstanding issues get attention before they become bigger problems.

Residents and campus partners receive clear updates. The General Manager has reliable information. And the onsite team can count on you to do what you say you'll do.

You don't need direct reports to make that kind of difference.
