 Job Description DateAugust 31 ,2026  TitleAssistant Superintendent: Hidden Valley HOAReports to (Title)Superintendent/Property ManagerClassificationNon-Exempt Job Summary In order to effectively and efficiently maintain the physical assets of properties for both short-term and long-term, an Assistant Superintendent must have the knowledge to perform preventative maintenance on the property at a minimal cost. This includes knowledge of landscaping, building trades, and maintenance. This position requires someone with excellent organizational skills along with a strong understanding and awareness of the responsibilities at hand. Essential Functions and Responsibilities Inspect the property daily and address maintenance or other issues detected. Evaluate all observed conditions and take corrective action in accordance with homeownersMaintain harmonious relations with homeowners, local officials, Kenrick staff, contractors, attorneys, insurance agents, and neighboring associationsWork with superintendent, on-site manager.Inspect the property for rule violations and report findings to the superintendent and/or on-site manager to issue citations as neededFollow the due process procedure when a complaint is filed by any homeowner, or if he himself notices any rules or regulations being violated. Any violation shall be documented in the form of a citation and reported to the property managerWork in place of superintendent when the superintendent is not on duty BUILDING MAINTENANCE Operate and maintain all of the equipment and regularly check all mechanical devices and controls to ensure proper operations as neededPerform the necessary daily maintenance and repairs as needed and provide 24-Hour emergency service coverage. Maintenance tasks include, but are not limited to:Inspection and repair of any light fixturesMinor plumbing repairsMinor roof repairsGutter cleaningPaintingReceive and review all incoming service requests, phone calls, and e-mails, and prioritize them on a daily basisRecord each request on a maintenance request formInvestigate each service request within 24 hours of receiptAssist in filing completed formsComplete Maintenance request Form upon completion of workAny other duty requested by the property manager and/or board GROUNDS MAINTENANCE  Walk around the property at least once a day and note any problems with the roadways, sidewalks, tennis courts, and lawn areas that need immediate attentionPrune and trim all shrubs and bushes as needed and as direct by property SuperintendentComplete lawn mowing as needed and spring and fall clean upSNOW AND ICE MANAGEMENT Snowplowing of all Hidden Valley roads with the exception of HV road completed by the town.Snowplowing of all drivewaysClean and shovel all concrete walkwaysQualification Requirements Highly motivatedExcellent communication skillsAbility to work with others and independentlyPunctualWell organizedAbility to communicate effectively verbally, and in writing
