The Senior Service Technician Specialist, Level 4 is an assistant to the supervisor. Supports the Service Manager in scheduling, prioritizing, and overseeing service requests, preventative maintenance, make-ready execution, training, and overall community maintenance readiness.
KEY RESPONSIBILITIES
- Assist the Service Manager in scheduling and supervising maintenance activity
- Monitor work orders and prioritize emergencies
- Diagnosing and resolving advanced issues that lower-tier technicians cannot (e.g., major HVAC, advanced electrical, or boiler issues
- Leading or training lower-level technicians on company procedures
- Perform preventive maintenance and repairs
- Perform safety and quality inspections
- Walk vacant units after move-out and coordinate make-ready needs
- Communicate with vendors and monitor completion of repair/replacement work
- Maintain records of service requests, preventive maintenance, and unit turns
- Assist Service Manager in overseeing large capital projects or coordinating with outside vendors
- Support inventory control and community appearance standards
- Follow company safety procedures and appearance standards
- General grounds maintenance and repairs, such as cleaning common areas and assisting with trash removal, curb painting, etc.
- Acts as team lead in Service Manager's absence
REQUIRED SKILLS/QUALIFICATIONS
- Considerable experience (3-5+ years), advanced technical knowledge, and strong troubleshooting skills
- EPA certification Type I, II, or Universal required; CPO preferred in some portfolios
- Ability to troubleshoot HVAC, plumbing, electrical, appliances, and related systems
PREFERRED QUALIFICATIONS
- High school diploma; trade school or some college
- CAMT certification
- Multifamily assistant supervisor experience
- Strong recordkeeping and team support skills
- Bilingual communication ability where useful for the properties
COMMUNICATION SKILLS
- Mentor and train Level 1, 2, and 3 Technicians on technical skills, company procedures, and professional development - actively fostering skill growth and career path readiness
- Communicate with vendors and contractors regarding repair scope, scheduling, quality expectations, and completion timelines
- Coordinate closely with the Service Manager on daily priorities, work order status, unit turn timelines, and property condition updates
- Provide clear, professional communication with residents and team members regarding maintenance activities, expected timelines, and emergency procedures
- Collaborate with leasing and office teams on make-ready progress, move-in readiness, and community appearance standards
- Assist the Service Manager in preparing written reports on maintenance performance, inventory needs, vendor activity, and overall property condition, ensuring SM sign-off before distribution
TECHNOLOGY SKILLS
- Advanced proficiency in property management and work order platforms (e.g., Yardi, SmartRent) for tracking service requests, preventive maintenance completion, inventory levels and to generate reports
- Proficiency with HVAC diagnostic tools, pressure gauges, refrigerant charging equipment, and advanced troubleshooting instruments
- Competency with digital tools for reading schematics, blueprints, and building system diagrams
- Basic proficiency in scheduling, inventory management, and vendor coordination tools to support the Service Manager in daily operations
PHYSICAL/WORK REQUIREMENTS
- Frequent bending, lifting, walking, standing, and outdoor work
- Emergency/weekend support is required
- Ability to lift 50 lbs

Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
- Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
