SUMMARY The Building Maintenance Tech 1 assists with maintaining and repairing resort buildings and grounds by performing the following essential duties and responsibilities.

ESSENTIAL DUTIES & RESPONSIBILITIES (include the following, other duties may be assigned)

  • Perform written, verbal, or electronic PM's as directed.
  • Assist senior level supervisors or technicians in repairs and replacements as needed.
  • Perform repairs and preventative maintenance on all building systems.
  • Treat our customers and guests with courtesy and respect and provide the highest level of customer service possible.
  • Receives written work orders or verbal instructions from supervisor.
  • Clean internal areas of buildings and mechanical spaces; including buffing, dusting, sweeping and mopping.
  • Paint interior and exterior walls and trim and floors.
  • Assist in maintaining and repairing buildings' plumbing, refrigeration, and kitchen equipment as directed.
  • Assist in maintaining and repairing building exteriors as needed.
  • Assist other departments as needed or directed.
  • Assist in replacing worn or damaged parts such as hoses, wiring, and belts in machines and equipment.
  • Assist other departments with moving furniture, unloading and storing supplies.
  • Keep logs of tasks performed and maintenance calls.
  • Perform snow and trash removal
  • Other duties as assigned by supervisor, which could be directly related, or unrelated to original position.

SUPERVISORY RESPONSIBILITIES

The position does not have any supervisory responsibilities.

EDUCATION and/or EXPERIENCE

Less than high school education; or up to one month related experience or training; or equivalent combination of education and experience.

LANGUAGE SKILLS

Ability to read & comprehend simple instructions, short correspondence, & memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one & small group situations to customers, clients and other employees of the organization.

MATHEMATICAL SKILLS

Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio and percent to draw and interpret bar graphs.

REASONING ABILITY

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Abilityt o deal with problems involving a few concrete variables in standardized situations.

COMPUTER SKILLS

Must be able to navigate the internet.

CERTIFICATES, LICENSES, REGISTRATIONS

Must have a valid Driver's License and eligibility for enrollment on the resort's Motor Vehicle Insurance policy.

OTHER SKILLS & ABILITIES

Must have entry knowledge of building maintenance tasks.

The employee must regularly lift and /or move up to 10 pounds, frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 100 pounds. There are no specific vision requirements of this position.

WORK ENVIRONMENT

While performing the duties of this Job, the employee is frequently exposed to moving mechanical parts and outdoor weather conditions. The employee is occasionally exposed to wet or humid (non-weather) conditions, working in high or precarious places, fumes or airborne particles, risk of electrical shock and vibration. The noise level in the work environment is usually moderate to loud.

RESORT CONDITIONS

This is a Winter Resort Area. It requires that work venues are varied, and in many cases include steep stairways, multilevel buildings and outdoor work areas, subject to very cold, sometimes wet or very sunny work sites. Some facilities are located at the base or bottom area and some are semi-remote and can only be reached by traveling via chair lift(s), skis or snowboards. Walking surfaces are frequently frozen, sloped and slippery. Proper footwear is a must, indoors and out. Work days and hours, as well as the number of hours required will vary, with an emphasis on weekends and holidays.
