Schedule: Monday - Friday 8am - 5pm with Flexibility
Velociti Services is seeking a dependable, hands-on Building Maintenance Technician to support the daily operations and upkeep of a commercial property. This position is responsible for performing routine building maintenance, minor repairs, janitorial porter services, and basic landscaping tasks to help maintain a clean, safe, and functional environment for tenants and visitors.
The ideal candidate has a general maintenance background, is comfortable handling a variety of tasks, communicates professionally with tenants and property management, and understands when a repair requires a qualified specialist or third-party contractor.
Responsibilities:
Key Responsibilities
Building Maintenance and Repairs
- Perform routine maintenance and basic troubleshooting of HVAC, plumbing, electrical, and water treatment systems within the limits of training, skills, and applicable certifications.
- Complete minor repairs and general handyman tasks, including small drywall repairs, painting, caulking, and minor appliance installations.
- Identify maintenance issues, assess the scope of work, and report repairs that require specialized expertise or an outside contractor.
- Follow established maintenance schedules and respond to service requests as assigned.
Janitorial and Porter Services
- Maintain cleanliness and presentation of restrooms, common areas, building entrances, and other designated spaces.
- Perform routine porter duties according to the established service schedule.
- Respond to urgent cleaning needs and emergency requests as assigned and as availability permits.
Landscaping and Exterior Upkeep
- Perform light landscaping and exterior maintenance, including blowing debris, sweeping sidewalks and entrances, and maintaining the appearance of common areas.
- Set irrigation timers and perform minor irrigation system troubleshooting and repairs within the scope of the technician’s abilities.
- Report major landscaping, irrigation, or exterior maintenance issues for correction by a third-party contractor.
Communication and Customer Service
- Communicate professionally and clearly with tenants, property management, AREAS representatives, and Velociti Services management.
- Receive and relay tenant maintenance requests to the appropriate property management contacts.
- Report emergencies promptly and follow established emergency response procedures.
- Coordinate with designated AREAS personnel when third-party contractor assistance is needed.
- Provide updates on work completed, outstanding repairs, and issues requiring additional support.
Safety and Compliance
- Follow all applicable safety procedures, company policies, and site-specific requirements.
- Complete and maintain all mandatory Velociti Services safety and technical training.
- Perform work only within the limits of assigned responsibilities, training, qualifications, and applicable licensing requirements.
- Maintain a clean and safe work area and promptly report potential hazards.

Qualifications
- Previous experience in building maintenance, commercial facilities maintenance, property maintenance, or general repair work preferred.
- Basic working knowledge of building systems, including HVAC, plumbing, electrical, and general repairs.
- Ability to perform light handyman work, including painting, caulking, minor drywall repairs, and similar tasks.
- Ability to perform light janitorial, porter, and exterior upkeep duties as needed.
- Strong problem-solving skills and the ability to recognize when a task requires specialized expertise.
- Good verbal and written communication skills.
- Professional, customer-service-oriented approach when interacting with tenants, management, and contractors.
- Ability to prioritize tasks, follow established schedules, and respond appropriately to urgent requests.
- Willingness to complete required company safety and technical training.
Physical Requirements:
Applicants for this role must be able to:
- Lift, bend, squat, and stretch to move boxes, parcels, and shipments
- Climb small to medium flights of stairs multiple times a day
- Standing for extended periods of time
- Approximately equal amount of time sitting and walking
- Requires ability to bend, reach and stand for extended periods
- Able to hear and speak into a telephone and walkie-talkie
- Close visual work on a computer terminal
- Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments
- Able to lift and carry up to 50 lbs
- Able to climb a ladder and work on a raised platform

Work Environment
This position supports the day-to-day maintenance and upkeep of a commercial property. Duties include indoor and outdoor work and a combination of routine scheduled tasks and service requests. Emergency response may be required based on availability and established site procedures.
