MLCO Construction

Commercial Construction Superintendent

Location: Rockford, IL / Akron, OH / Dallas-Fort Worth, TX (Separate local positions)

Full-Time | On-Site | $85,000-$115,000 Annually

Lead the Jobsite. Own the Execution. Deliver Results.

MLCO Construction is a Chicago-headquartered general contractor and design-builder serving storage and commercial developers throughout the United States. We specialize in self-storage, RV storage, industrial outdoor storage, flex-bay facilities, adaptive reuse, commercial renovations, and ground-up construction. Our multidisciplinary team uses technology, thoughtful planning, and strong project relationships to improve execution and deliver value for our clients.

MLCO Construction is seeking an experienced Commercial Construction Superintendent to oversee the daily field operations of an assigned commercial construction project.

The Superintendent will take ownership of on-site construction activities, coordinating subcontractors, maintaining schedules, enforcing safety standards, and ensuring that all work meets project specifications and quality expectations.

At MLCO, the Superintendent and Project Manager operate as a closely connected team, with clearly defined responsibilities and shared performance goals tied to the success of each project.

The ideal candidate is a hands-on construction leader with demonstrated commercial general contracting experience, strong technical knowledge, and the ability to manage multiple trades while maintaining accountability for safety, scheduling, quality, and field execution.

This is a locally based position supporting a specific project in the advertised market. Candidates should be available to work on-site throughout the project. Opportunities for future assignments, including projects requiring travel, may be available following completion of the initial assignment.

Key Responsibilities

  • Oversee daily on-site operations for assigned commercial construction projects from mobilization through substantial completion and closeout.
  • Direct and coordinate subcontractors, trade partners, vendors, and field personnel to maintain safe, productive, and efficient jobsite operations.
  • Develop, maintain, and manage short-term construction schedules, including weekly look-ahead schedules, manpower coordination, and material deliveries.
  • Collaborate closely with the Project Manager to execute the overall project schedule, construction plans, and project objectives.
  • Ensure construction activities are performed in accordance with approved drawings, specifications, building codes, and contractual requirements.
  • Monitor subcontractor performance, workmanship, productivity, and compliance with established project standards.
  • Identify potential scheduling conflicts, site conditions, construction deficiencies, and coordination issues before they affect project delivery.
  • Maintain a safe and organized jobsite, enforce OSHA requirements, and conduct regular safety inspections and meetings.
  • Coordinate site development, underground utilities, foundations, structural systems, building envelopes, and other construction activities as applicable to the project.
  • Oversee construction sequencing and coordination between civil, structural, mechanical, electrical, plumbing, and finishing trades.
  • Conduct quality-control inspections and coordinate corrective work to maintain project standards.
  • Coordinate with local authorities, inspectors, engineers, and other stakeholders to facilitate required inspections and approvals.
  • Maintain accurate daily logs, progress reports, photographs, manpower records, and other field documentation using Procore.
  • Communicate field conditions, RFIs, design conflicts, and potential change-order issues to the Project Manager promptly.
  • Participate in regular project meetings and provide clear updates on construction progress, scheduling, safety, and field concerns.
  • Coordinate project punch lists, final inspections, turnover activities, and closeout requirements.
  • Represent MLCO professionally when interacting with owners, subcontractors, inspectors, and project stakeholders.

Qualifications

  • 5 or more years of commercial construction field supervision experience, preferably as a Commercial Construction Superintendent, Assistant Superintendent, or equivalent field leadership professional.
  • Demonstrated experience overseeing construction projects for a commercial general contractor.
  • Experience with ground-up commercial construction, including projects with multiple subcontractors and construction trades.
  • Experience with commercial projects valued at approximately $2 million-$20 million is preferred.
  • Experience with self-storage facilities, pre-engineered metal buildings, steel structures, light industrial buildings, flex-space developments, or similar commercial projects is highly desirable.
  • Familiarity with site development, grading, foundations, underground utilities, and civil construction operations is beneficial.
  • Strong understanding of construction drawings, specifications, building codes, construction methods, and sequencing.
  • Demonstrated ability to manage subcontractors, maintain schedules, and resolve field coordination challenges.
  • Working knowledge of OSHA regulations, construction safety practices, and jobsite compliance requirements.
  • Experience with Procore for daily logs, documentation, drawings, observations, and field reporting is strongly preferred.
  • Ability to identify construction deficiencies, evaluate field conditions, and implement practical solutions.
  • Strong leadership, communication, organization, and problem-solving skills.
  • Ability to work collaboratively with Project Managers while independently managing daily field operations.
  • Self-motivated, accountable, and comfortable working within a lean, entrepreneurial construction company.
  • Ability to work full-time on-site within the assigned project market.
  • Willingness to consider future project assignments, including travel opportunities, is beneficial but not required for the initial assignment.
  • OSHA 30 certification is preferred.
  • Construction management education or equivalent technical training is beneficial; substantial relevant field experience will also be considered.

Pay and Benefits

  • Full-time, W-2 employment.
  • Base salary: $85,000-$115,000 annually, depending on experience.
  • Eligible for an annual performance bonus targeted at approximately 25% of base salary, based on measurable project and company performance. Bonus eligibility and payout are not guaranteed.
  • Eligible for company-sponsored medical, dental, vision, and life insurance benefits.
  • Employee-contribution 401(k) plan.
  • Reimbursement of approved project-related travel expenses.
  • Access to modern construction management technology and systems.
  • Professional development and mentorship opportunities.
