    Job Description Summary

    The Facility Manager will be responsible for the overall management, performance, and reliability of a 40,000-square-foot facility encompassing office space, laboratory environments, fabrication and assembly areas, machine shop operations, and robotics testing spaces. This individual will serve as the primary facilities leader on site, ensuring building systems operate efficiently, safety standards are maintained, and facility operations support business objectives.

    The successful candidate will bring strong technical knowledge of commercial and industrial building systems, exceptional vendor and contractor management skills, experience managing facilities budgets, and a customer-focused approach to supporting employees, visitors, and operational teams. This role offers the opportunity to influence long-term facility strategy, drive continuous improvement initiatives, and potentially build and lead a facilities team as operational needs evolve.

    Job Description

    Key Responsibilities

    Building Operations & Maintenance

    • Direct and oversee all day-to-day facility operations to ensure a safe, efficient, and productive work environment.
    • Manage preventive, predictive, and corrective maintenance programs for critical building infrastructure, including HVAC, electrical, plumbing, fire/life safety, lighting, compressed air, and utility systems.
    • Monitor system performance, identify operational risks, and proactively implement solutions to minimize downtime and disruption.
    • Conduct routine building inspections and facility audits to ensure compliance, operational efficiency, and proper asset condition.
    • Maintain accurate maintenance records, documentation, certifications, permits, and compliance reporting.
    • Develop and maintain standard operating procedures (SOPs) for facility operations and emergency response activities.
    • Ensure facility appearance and functionality meet organizational and client expectations.

    Vendor, Contractor & Service Provider Management

    • Serve as the primary point of contact for all facilities-related vendors, contractors, and service providers.
    • Source, evaluate, negotiate, and manage vendor contracts to ensure quality service delivery and cost efficiency.
    • Develop scopes of work, review bids and proposals, manage procurement activities, and oversee project execution.
    • Monitor contractor performance against service-level agreements (SLAs), key performance indicators (KPIs), safety requirements, and budget expectations.
    • Coordinate landlord and property management relationships to ensure all lease obligations and facility requirements are fulfilled.

    Facilities Projects & Capital Improvements

    • Lead facility improvement projects, equipment installations, infrastructure upgrades, office reconfigurations, and capital improvement initiatives.
    • Coordinate cross-functional project activities to minimize disruption to business operations.
    • Participate in long-range facility planning, space utilization assessments, and workplace optimization initiatives.
    • Support expansion, renovation, and strategic facility projects as business needs evolve.

    Health, Safety, Environmental & Regulatory Compliance

    • Maintain compliance with OSHA, environmental regulations, fire codes, building codes, and all applicable local, state, and federal requirements.
    • Lead Environmental Health & Safety (EH&S) efforts across facility operations, laboratories, fabrication areas, and testing environments.
    • Manage hazardous waste programs, electronic waste disposal, contractor safety compliance, and incident reporting procedures.
    • Conduct risk assessments, safety inspections, and emergency preparedness exercises.
    • Develop and maintain business continuity and emergency response plans, including procedures for power outages, severe weather events, equipment failures, and other critical incidents.

    Stakeholder & Client Partnership

    • Build strong relationships with operational leaders, engineering teams, laboratory personnel, office staff, and external stakeholders.
    • Partner with technical teams to support equipment installations, utility requirements, workspace modifications, and operational readiness initiatives.
    • Collaborate with IT and technology teams regarding infrastructure, server environments, network requirements, and access control systems.
    • Deliver a high level of customer service by ensuring facilities requests are addressed promptly and effectively.
    • Communicate operational updates, project status, risks, and budget performance to leadership.

    Financial Management & Operational Excellence

    • Develop, manage, and maintain annual operating and capital budgets.
    • Track expenditures, forecast future spending, and identify opportunities for cost reduction and operational efficiency.
    • Analyze facility performance metrics and recommend improvements to increase reliability, sustainability, and service quality.
    • Drive continuous improvement initiatives focused on energy management, space utilization, maintenance effectiveness, and overall operational performance.
    • Support strategic planning efforts related to facility infrastructure and occupancy growth.

    Security & Access Control

    • Administer facility access control systems, badging processes, and physical security protocols.
    • Coordinate security-related vendor activities and ensure protection of personnel, equipment, and sensitive operational areas.
    • Support investigations related to security incidents and implement corrective actions as needed.
    • Maintain compliance with organizational security and access management policies.

    Required Qualifications

    • Bachelor's degree in Facilities Management, Engineering, Business Administration, Construction Management, or a related field; equivalent professional experience will be considered.
    • 5+ years of progressively responsible facilities management experience within commercial, laboratory, industrial, manufacturing, or mixed-use environments.
    • Demonstrated experience managing complex building operations, maintenance programs, budgets, vendors, and facility projects.
    • Strong working knowledge of HVAC, electrical, plumbing, mechanical, fire/life safety, and building automation systems.
    • Experience managing third-party service providers, contract negotiations, and vendor performance.
    • Knowledge of OSHA standards, workplace safety practices, and regulatory compliance requirements.
    • Strong financial acumen with experience managing operating and capital budgets.
    • Ability to prioritize multiple initiatives and manage competing demands in a fast-paced environment.
    • Excellent communication, leadership, problem-solving, and stakeholder management skills.
    • Proficiency with CMMS, work order management systems, Microsoft Office Suite, and facility reporting tools.

    Preferred Qualifications

    • Experience supporting advanced manufacturing, robotics, R&D, laboratory, life sciences, or technology environments.
    • Familiarity with machine shop operations, compressed air systems, high-voltage equipment, and industrial infrastructure.
    • Experience leading capital projects, tenant improvements, equipment installations, or infrastructure modernization initiatives.
    • Ability to read and interpret construction drawings, MEP plans, technical specifications, and engineering documentation.
    • Experience developing EH&S programs and business continuity plans.
    • Supervisory or team leadership experience, including hiring, coaching, and performance management.
    • Certified Facility Manager (CFM), Facility Management Professional (FMP), IFMA, BOMA, or equivalent industry certification preferred.
    • Knowledge of sustainability initiatives, energy management programs, and building performance optimization strategies.

    The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


    The company will not pay less than minimum wage for this role.


    The compensation for the position is: $ 140,250.00 - $165,000.00
