Salary: $90,000 - $190,000 per year
A bit about us:A well-established, 50+ year old HVAC mechanical contractor based in the Metro Detroit area, providing residential and commercial heating and cooling solutions across Southeast Michigan. The company is part of a growing, private equity-backed platform of mechanical and electrical service companies expanding across the Midwest, combining the trust of a local, founder-rooted business with the resources and growth trajectory of a scaling regional platform.
Why join us?- Commission on gross margin with real, uncapped upside — strong producers can double their base
- Backed by a multi-state platform actively investing in growth, systems, and talent
- Autonomy to build client relationships and shape how you win business
- Flexible compensation structure built around what matters to you — higher base or higher commission ceiling
- A tenured, technical team that's hungry for a strong peer, not a competitor
- Direct access to senior leadership — fast decisions and real support, no red tape
Job DetailsThis company is hiring a Commercial HVAC Estimator to strengthen the technical core of its commercial group. You will independently take off and price commercial HVAC projects of every size and complexity, including systems built around boilers, chillers, and other major mechanical equipment, and turn them into accurate, competitive, profitable proposals. You will work alongside a Commercial Project Developer with 15 years of tenure and a sales lead focused on owner-direct work, reporting to the General Manager with regular coaching from the Chief Commercial Officer.
Key Responsibilities
- Perform independent quantity takeoffs and build complete estimates for commercial HVAC projects, including equipment, ductwork, piping, controls, and labor
- Estimate complex mechanical systems, including boilers, chillers, air handling, and related central plant equipment, with accurate scope, pricing, and clarifications
- Review plans and specifications, identify scope gaps and risks, and issue bid clarifications to general contractors and owners
- Obtain and level equipment, subcontractor, and supplier quotes, and build competitive proposals that protect margin
- Respond to questions from existing general contractor customers and support proposal reviews, scope walk-throughs, and bid-day follow-up
- Where the opportunity calls for it, help shape design-build solutions from concept through proposal alongside the technical team
- Hand off won projects to the project management and field team with a clear scope, budget, and assumptions
- Maintain an organized bid log and report on bid volume, turnaround time, hit rate, and margin on awarded work
- Partner with the other Commercial Project Developer and the owner-direct sales lead so that bid coverage is consistent and nothing falls through the cracks
- Stay current on equipment pricing, material costs, and local commercial construction activity that affect estimating assumptions
What Success Looks Like
- First 30 to 60 days: ramped up on the company's estimating standards, systems, and open bid list, with early takeoffs reviewed alongside the existing Commercial Project Developer
- First 90 days: independently producing accurate takeoffs and estimates on mid-size and complex projects, with consistent turnaround on bid deadlines
- 6 to 12 months: a steady flow of competitive, profitable bids with strong accuracy on awarded work, and trust from GCs and internal teams as a go-to technical estimator
- Ongoing: building relationships and surfacing new opportunities where your background allows, as a bonus on top of a strong estimating foundation
What You Bring: Must-Haves
- Comprehensive commercial HVAC estimating experience, not just basic or light-commercial exposure (rooftop units and residential-style systems alone do not qualify)
- Ability to independently perform takeoffs and accurately estimate all types of commercial HVAC projects, including complex systems with boilers, chillers, and other mechanical equipment
- Strong command of estimating software, pricing resources, and the quote-leveling process
- Clear communication with general contractors, internal project teams, and suppliers
- Comfort working in a non-union commercial HVAC environment
What You Bring: Nice-to-Haves
- Existing relationships with general contractors or property owners in the Southeast Michigan market
- Design-build estimating or project ownership experience
- Experience in K-12, healthcare, or other institutional verticals
