Overview

System One is seeking a Senior Service Technician to support commercial and industrial mechanical service operations across the Houston market. This position is intended for an experienced, field-ready technician who can diagnose, repair, stabilize, document, and close out complex service work with minimal supervision while representing our client professionally with customers, dispatch, service management, and fellow technicians. The ideal candidate has strong commercial HVAC and mechanical service experience, understands union field expectations, and can work within our clients service standards for readiness, field verification, safe execution, complete documentation, customer communication, and sell-forward opportunity identification

Responsibilities

  • Run commercial and industrial service calls from dispatch through closeout with limited supervision.
  • Confirm mission, customer expectations, equipment, access, safety requirements, and expected outcome before committing labor.
  • Perform safe arrival, site verification, diagnostic work, repair, stabilization, testing, and customer communication.
  • Document actual hours, work performed, parts used, readings, photos, customer communication, recommendations, and final disposition clearly enough for billing, follow-up, and future service history.
  • Diagnose and service rooftop units, split systems, air handlers, chilled water systems, hydronic heating systems, pumps, motors, fans, VFDs, controls, and related commercial mechanical equipment.
  • Use structured root-cause diagnostics including airflow, electrical, refrigeration, water flow, controls, pressure, temperature, and operating-sequence verification.
  • Interpret readings such as superheat, subcooling, amp draw, voltage, temperature split, delta-T, pressure differential, flow indicators, VFD fault history, and BAS/control signals where applicable.
  • Support maintenance contract work by identifying failure indicators, recurring issues, safety concerns, and appropriate follow-up recommendations.
  • Troubleshoot chilled water, condenser water, pumps, cooling towers, heating hot water, boilers, hydronics, steam/condensate exposure, and other systems.
  • Evaluate system performance issues such as low delta-T, poor heat rejection, high head pressure, unstable flow, and control-sequence concerns.
  • Read wiring diagrams and trace control circuits safely and methodically.
  • Separate mechanical issues from control, electrical, BAS, sensor, actuator, interlock, permissive, drive, or motor/load issues.
  • Follow safe work practices including PPE, LOTO, electrical safety, roof access, ladder safety, hot work awareness, confined space awareness, and customer site rules.
  • Stop work, communicate, document, and escalate when conditions are unsafe or outside authorization.
  • Mentor junior technicians through good diagnostic sequence, safe practices, documentation quality, and professional customer communication.
  • Explain technical conditions to facility managers and customer contacts in clear, practical language.
  • Document deficiencies, risk, customer impact, urgency, photos, readings, and recommended next actions without pressure selling or unsupported commitments.
  • Route quote-needed, return-needed, manager-review, warranty-review, and approval-needed items for quick action by service management.

Requirements

  • Current or eligible union status through Local 211, as applicable to the position and work jurisdiction.
  • Proven commercial or industrial mechanical service experience, preferably in HVAC, mechanical service, refrigeration, hydronics, controls, or related building systems.
  • Ability to perform independent troubleshooting, complete routine and complex service work, and know when to escalate.
  • Working knowledge of electrical troubleshooting, safe meter use, wiring diagrams, controls, safeties, relays, contactors, motors, and VFD basics.
  • Ability to diagnose airflow, refrigeration, heating, hydronic, pump, fan, and mechanical performance problems using readings and a logical sequence.
  • Ability to document service calls with clear notes, readings, photos, customer communication, parts/materials, and final disposition.
  • Valid driver license and acceptable driving record for field service assignment.
  • Ability to participate in on-call or after-hours emergency service rotation as required.
  • Commitment to safety, professionalism, customer service, and team-first field behavior.

Preferred

  • EPA certification and OSHA 10 or OSHA 30.
  • Experience with BAS/controls, VRF/VRV systems, chilled water or central plant systems, boilers/hydronics, cooling towers, steam/condensate, commercial plumbing/piping, or refrigeration systems.
  • Experience mentoring apprentices, junior technicians, or newer service technicians.
  • Experience supporting maintenance contracts, recurring service accounts, commercial facilities, industrial sites, hospitals, schools, property management, or critical facilities.
  • Experience with service software, tablet-based documentation, photos, readings, and customer-facing work order closeout.

  • Turns field observations into actionable recommendations without pressure selling or unsupported commitments.
  • Builds customer trust through professionalism, transparency, practical technical explanations, and follow-through.
  • Helps raise the capability of the service team by coaching junior technicians and modeling company standards.
