About City Property Management

City Property Management is an Arizona company that’s been providing exceptional HOA management services since 1979. With over 40 years of experience and 150+ full-time employees, we pair the stability of an established, locally led company with ongoing investment in technology and people. Our mission is simple: provide the best experience in community management.

Join Our Growing Team

We’re always looking to add exceptional Community Managers to our growing team. If you’re a skilled property management professional ready to make a real impact, or if you’ve become frustrated with the challenges common in this industry, we offer something different: a supportive environment where professional standards matter and your expertise is valued.

The Role

As a Community Manager, you’ll run a portfolio of residential communities across Pima County, handling everything from financials and vendors to board meetings and homeowner relations. This is a field-based role: you’ll be on property regularly for inspections, board meetings, and vendor walks.

What You’ll Do

Meetings and Board Management

  • Schedule and lead annual, board, and special meetings
  • Present well-researched information and guidance for board decisions
  • Act as liaison between the board, committees, and homeowners

Financial Management

  • Review monthly financial reports and verify, approve, and code invoices
  • Monitor and direct collections
  • Prepare annual budgets and plan for reserve expenditures

Vendor and Contract Management

  • Serve as primary contact for all community vendors
  • Prepare bid specs, solicit bids, and make recommendations
  • Inspect contractor work and approve completed projects before final payment

Community Operations

  • Conduct regular inspections and issue violation notices based on governing documents
  • Plan and attend community events, and identify future community needs

Records and Compliance

  • Maintain corporate records, minutes, and board actions in compliance with Arizona statutes
  • Educate boards on new and proposed HOA legislation

Communication and Customer Service

  • Respond to homeowners, board members, and vendors within 24 hours
  • Keep communities informed through newsletters, email, and community websites
  • Build strong relationships with boards, residents, and contractors

What We’re Looking For

Required:

  • 3+ years of management experience (property, community association, retail, hospitality, or similar) with responsibility for people, budgets, or client relationships
  • Strong financial and budgeting skills
  • Excellent written and verbal communication
  • Strong organization and time management
  • Must live in Maricopa County (or relocate before your start date)
  • Valid driver’s license and reliable transportation
  • Able to walk properties for inspections and lift 20–30 pounds

Preferred:

  • Certified Arizona Association Manager (CAAM) certification (we’ll fund it for the right candidate)
  • Experience managing HOA communities in Arizona
  • Knowledge of Arizona HOA laws and regulations

Not sure you’re ready for a full portfolio? We’d still like to hear from you. Strong managers from other industries, and HOA managers whose experience doesn’t yet match the size or complexity of our portfolios, may start in an associate role at around $60,000–$65,000. Most move into their own portfolio within 3–6 months. Our hiring process includes online assessments.

Why You’ll Love Working Here

  • 16 paid holidays, plus PTO
  • Office closes at 3:00 PM every Friday, year-round
  • Flexible workday: after training, handle office work from home between site visits
  • CAAM certification funding and ongoing professional development
  • Thorough, supportive onboarding that sets you up for success
  • Direct access to leadership: you’ll work closely with them, and your voice is heard
  • Better tools, less admin: we’re investing in technology, including AI in our CityCync platform, so you can focus on your communities
  • Established and locally led: 40+ years in Arizona, with the same leadership team guiding the company

Benefits

  • Health, dental, vision and life insurance
  • Health savings account
  • 401(k) with company match
  • Employee assistance program
  • Paid time off
  • Employee referral program
