Job Description

The Construction Manager / Construction Manager as Agent will serve as VERTEX’s on-site representative. The role will support VERTEX’s Construction Management Advisory / CM-as-Agent services by providing field observation, progress monitoring, documentation, issue tracking, meeting support, and coordination with VERTEX leadership, ownership, the General Contractor, design professionals, consultants, and other project stakeholders.

This position is advisory and observational in nature. The Construction manager will not direct subcontractors, control construction means and methods, assume responsibility for site safety, or replace the responsibilities of the General Contractor, design professionals, consultants, or other project participants.

This position will require travel to the job site around the greater San Francisco area.

Core Responsibilities

Work Product Creation, Project Management, Coordination with Team Members

  • Observe daily construction activities and document progress, manpower, major work activities, site conditions, constraints, and open issues. 
  • Prepare daily field reports, photo documentation, meeting notes, action item logs, and other project status updates. 
  • Monitor construction progress against available schedules, look-ahead plans, and stated restart priorities.
  • Identify apparent schedule, quality, coordination, documentation, inspection, or sequencing issues and escalate them to VERTEX leadership. 
  • Support review of payment applications/draw requests by confirming observed progress and identifying field conditions relevant to requested payment. 
  • Attend and participate in project meetings, OAC meetings, site walks, City/AHJ meetings, and workstream coordination meetings as requested. 
  • Track open items related to RFIs, submittals, inspections, change orders, punch list items, remediation activities, envelope/water intrusion issues, and closeout documentation. 
  • Support coordination and communication among VERTEX leadership, ownership, lender/investor representatives, the General Contractor, design professionals, consultants, and other project stakeholders. 
  • Assist with restart/recovery planning by identifying field constraints, work sequencing concerns, subcontractor remobilization issues, material availability concerns, and priority work areas.
  • Maintain professional, clear, and objective communication in a complex project environment. 
  • Escalate potential safety concerns observed in the field to the General Contractor and VERTEX leadership, without assuming responsibility for site safety or contractor safety programs. 
  • Responsible for supporting assigned manager in meeting or exceeding the defined annual budget for the entire practice area (including proactive creation of work product to meet or exceed defined utilization targets, oversight of execution of profitable technical assignments, and communication with clients as assigned or requested)
  • Effectively coordinate with other team members as requested or assigned, able to provide technical work product review, and monitor own progress on assigned tasks or projects, and ensure work product produced by self is consistently high quality
  • Support assigned manager in monitoring of all relevant data related to own performance such as individual utilization rate vs target, client deadlines, accurate and timely timesheet data, etc.
  • Meet or exceed defined individual average utilization goals as set forth by company leadership
  • Conduct own behavior in a “lead by example” manner, with emphasis on positivity
  • Manage own tasks within assigned projects in support of meeting defined objectives and key results (OKRs).
  • Travel, as necessary to support client, employee, and leadership needs.
  • Perform quality control of all assigned service delivery and self-generated work product, maintaining an excellent reputation of quality
  • Provide feedback to project team leader in a manner that assists with rapid identification and escalation of any client, or technical or operational challenges

 

Operations

  • Be aware of and perform own tasks in a manner that supports the organization’s vision and defined business objectives
  • Conduct self and prioritize tasks to work toward achievement of defined profit objectives of assigned projects
  • Cooperate in construction of strong cross-functional teams (support staff assignments of self) to achieve success in shared goals, understanding that multiple perspectives and talents build stronger teams and results
  • Complete daily tasks consistent with contract requirements and proactively alert assigned manager to any potential challenges or issues
  • Ensure compliance of operations with all local, state and Federal (and International, if applicable) regulations, as well as compliance with company policy
  • Ensure consistent high quality on deliverables for all individual work product
  • Other duties as assigned

 

Qualifications & Competencies

  • Requires a Bachelor's degree and 8 years of related experience preferably with multifamily, affordable housing, modular, senior housing, or complex residential projects, a Master's degree and 6 years of related experience, or 11 years of related experience and no degree.
  • Prior experience as an owner’s representative, construction manager, project manager, superintendent, or field engineer on active construction projects.
  • Experience with distressed, delayed, restarted, or recovery projects preferred.
  • Strong working knowledge of construction sequencing, site logistics, MEP coordination, inspections, punch list, and closeout.
  • Ability to read and interpret drawings, specifications, schedules, RFIs, submittals, change orders, and payment applications.
  • Strong field documentation and written communication skills.
  • Experience working with owners, lenders, GCs, design teams, consultants, AHJs, and subcontractors.
  • Ability to operate calmly in a high-pressure project environment with multiple stakeholders.
  • California project experience preferred.
  • Proficiency with Microsoft Office, Bluebeam/Adobe, project management platforms, and digital reporting tools.
  • Proven track record of independent work product production, communication, and coordination with clients and assigned Supervisor
  • Demonstrated knowledge of technical areas

  • Experience in providing reliable work product review as assigned
  • Able to communicate effectively (written and verbal) with co-workers and Supervisors, and clients, subcontractors, and vendors as assigned
  • Strong communication and organizational skills
  • Strong analytical and problem-solving skills
  • Demonstrated self-awareness and flexibility in working with a variety of personalities and work styles (colleagues, clients, Assigned Managing Director(s))
  • Able to handle multiple priorities and perform consistently and positively under high stress conditions
  • Knowledge of computer operations and standard software packages (word processing, spreadsheets, Adobe) required

The salary ranges for this role are as follows: 
$100,000 - $242,000 USD annually (Geographical Tier AA - Sample Locations: NY Metro, San Franscisco, San Jose, Seattle) 
$92,000 - $223,000 USD annually (Geographical Tier A - Sample Locations: Irvine CA, Middlesex NJ, Tacoma WA, Boston, Alexandria)
