ABOUT CLEAR INVESTMENT GROUP
Clear Investment Group is a Chicago-based real estate investment firm that buys and revitalizes workforce multifamily housing across the Midwest, South, and Northeast. Our homes serve working families, and our operating model rests on hands-on improvements to properties, teams, and systems. With a new equity fund targeting significant portfolio growth and a recently expanded leadership team in technology, construction, asset management, and finance, this is a moment to build, not just maintain.
COMPENSATION & BENEFITS
- Base salary of $90,000–$120,000, depending on experience
- Eligible for year-end and performance bonuses
- 401(k) with company match
- Health and dental insurance
- Paid time off and company holidays
- Travel costs covered when visiting project sites (airfare, lodging, mileage or rental car)
THE ROLE
The Construction Project Manager runs CIG's capital improvement and renovation projects from planning through closeout, on the owner's side. Our properties are older, often occupied, value-add communities, so a typical property has several scopes moving at once: unit turns and interior upgrades alongside roofing, mechanical, exterior, and common-area work. You'll report to the Director of Construction & Capital Projects and work closely with Property Management, Asset Management, Acquisitions, and Accounting.
WHAT YOU'LL OWN
Capital Project Delivery- Plan and run multiple concurrent scopes at one or more properties, from scope definition and scheduling through punch list and closeout.
- Build project schedules and keep them current, flagging slippage early with a recovery plan.
- Walk sites regularly to monitor progress, quality, and workmanship against CIG standards.
- Coordinate with Property Management to sequence work around residents and keep disruption to a minimum.
Budgets & Cost Control- Develop project budgets, review bids and estimates, and track actual costs against budget through the life of each project.
- Review and approve pay applications, manage change orders, and identify value-engineering opportunities that protect quality.
- Give Asset Management and Accounting regular, accurate updates on spend, commitments, and forecast to complete.
Contractors & Vendors- Bid out work, select and negotiate with general contractors, subcontractors, and vendors, and make sure contracts are properly executed.
- Hold contractors accountable for schedule, quality, and safety, and build a dependable vendor bench in each market.
- Coordinate architects, engineers, inspectors, and municipalities as projects require.
Compliance, Safety & Reporting- Ensure work complies with local building codes, zoning, permitting, and OSHA requirements.
- Identify risks to schedule and budget and resolve issues before they escalate.
- Report project status, budget, and risks to the Director of Construction and other stakeholders in a clear, consistent format.
- Support acquisitions with property condition reviews and CapEx scoping for newly acquired assets.
A TYPICAL WEEK
Most weeks you'll work from our Chicago Loop office, with site visits of 2–4 days a few times a month. In the office you might review a contractor's pay application, update a project budget for Asset Management, and level bids for a roof replacement. On site you might walk a building with the property manager, check renovated units against the punch list, and sort out a schedule conflict between two contractors working the same property.
WHAT WE'RE LOOKING FOR
| Must-have | Nice-to-have |
| 5+ years managing construction or capital projects as the project manager, owner's rep, or GC PM | Class B/C, value-add, or distressed multifamily experience |
| Renovation or CapEx experience in existing multifamily buildings, including occupied properties | Experience with portfolios spread across multiple markets |
| Hands-on ownership of budgets, bids, change orders, and contractor selection | Bachelor's in Construction Management, Architecture, Engineering, or related field, or equivalent experience |
| Experience running several projects or scopes at once without losing track of schedule or cost | Smartsheet, Yardi, or similar project and property systems |
| Willing to work from our Chicago Loop office and travel about 30% to project sites | Working knowledge of local, state, and federal building codes and OSHA requirements |
GROWTH
As CIG's portfolio grows, this role offers the chance to take on larger programs, more markets, and a bigger say in how CIG plans and delivers capital work.
