Job Description

Commercial Construction Project Manager

Our client is a privately held commercial general contractor based in Pewaukee, Wisconsin, with roots dating back to the 1960s and a reputation built on long-term client relationships. The company generates approximately $20-25 million in annual revenue, with 75% of its work coming from negotiated projects for a small group of repeat clients. They specialize in industrial renovations, laboratory renovations, commercial office projects, and select ground-up construction such as veterinary clinics, while also self-performing carpentry, drywall, framing, and demolition work. Despite having only ~20 employees, the firm has developed an exceptionally stable workforce, boasting an average employee tenure of ~20 years. The owners have created an entrepreneurial culture that rewards profitability, offers industry-leading benefits, and provides employees with direct access to decision-makers and long-term growth opportunities.

Job Description

  • Manage commercial construction projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, client communication, and project financial performance.
  • Prepare estimates and assist with bidding activities, particularly for negotiated and repeat-business opportunities.
  • Coordinate and oversee self-performed trades including carpentry, drywall, framing/studs, and demolition.
  • Serve as the primary point of contact for clients and maintain strong relationships throughout the project lifecycle.
  • Work closely with ownership to execute projects while learning and eventually taking ownership of client accounts.
  • Monitor project profitability and identify opportunities to improve margins, quality, and project outcomes.
  • Collaborate with field superintendents and foremen to ensure projects are completed safely, on schedule, and within budget.
  • Manage subcontractors, vendors, and project stakeholders to drive successful project execution.
  • Support business growth by helping create capacity for ownership to pursue additional work and, over time, contribute to business development efforts.
  • Develop long-term client relationships and become a trusted advisor capable of generating repeat and referral business in the future.

The Successful Applicant

  • Has at least 3 years of experience independently managing commercial construction projects from preconstruction through closeout.
  • Demonstrates the ability to estimate work, build budgets, manage schedules, and oversee project financial performance.
  • Takes ownership of projects and client relationships while working with minimal day-to-day oversight.
  • Possesses strong communication skills and can effectively interact with clients, subcontractors, field staff, and company leadership.
  • Is entrepreneurial in mindset and excited by the opportunity to help grow a small, relationship-driven construction company.
  • Is honest about what they know and do not know, seeks guidance when needed, and remains accountable for results.
  • Has experience managing or coordinating self-perform labor and understands the challenges of field operations.
  • Brings a strong work ethic, follows through on commitments, and can be relied upon by both clients and teammates.
  • Has estimating experience and is comfortable pursuing negotiated work in addition to managing active projects.
  • Ideally holds a degree in Construction Management, Engineering, Architecture, Business, Finance, or a related field.
  • Preferably has 5+ years of commercial construction project management experience and a proven track record of successful project delivery.
  • Experience with larger commercial contractors is viewed favorably, particularly if the candidate can bring best practices and industry relationships.
  • A network of client contacts and the ability to contribute to future business development efforts would be a significant advantage.
  • Is interested in long-term career growth, with the potential to eventually inherit client relationships and become a key contributor to the company's continued success.

What's on Offer

  • Base salary target range of $95,000-$125,000, with flexibility for an exceptional candidate who brings strong experience or client relationships.
  • Performance-based bonus program tied directly to project profitability, creating significant upside earning potential beyond base salary.
  • 3% Safe Harbor 401(k) contribution provided by the company.
  • 15-18% annual profit-sharing contribution, resulting in a highly competitive retirement package.
  • 100% employer-paid employee health insurance premiums.
  • Health Savings Account (HSA) with the company contributing 50% of the annual deductible each year.
  • Monthly vehicle allowance plus a company-paid gas benefit (approximately two tanks of fuel per month).
  • 3-4 weeks of PTO.
  • Opportunity to increase long-term earnings by successfully managing profitable projects and developing client relationships.
  • Direct exposure to ownership and the potential to inherit and grow client accounts over time within a stable, relationship-driven company.
