Entrada Partners Management is seeking a Day Porter to keep our portfolio of shallow bay industrial properties across DFW clean, safe, and market-ready. Reporting to the Associate Director of Property Management and working day-to-day with the Property Management team, the Day Porter will run a route of properties providing exterior porter service, vacancy cleanings, and miscellaneous property projects. This hands-on role serves as the eyes and ears of the property management team in the field, and the work directly shapes the first impression our tenants and prospective tenants have of our buildings. The role offers exposure to building operations and opportunities for growth into maintenance and engineering support.
Key Responsibilities
Exterior Porter Service:
Complete scheduled porter routes across assigned properties, removing litter, debris, and illegal dumping from parking lots, truck courts, dock areas, landscaped areas, and building perimeters.
Empty and maintain exterior trash receptacles and smoking areas; keep dumpster enclosures clean and report overflowing, damaged, or misused containers.
Sweep entries and sidewalks, spot-clean entry glass and doors, remove cobwebs from entries, signage, and light fixtures, and remove graffiti.
Inspect each property during every visit and report issues to the Property Manager with photos, including lighting outages, damaged signage or curbs, potholes, irrigation leaks, landscaping concerns, abandoned vehicles or trailers, and safety hazards.
Vacancy Cleanings and Suite Readiness:
Clean vacant suites to a market-ready standard following tenant move-outs and ahead of showings and move-ins, including warehouse floors, offices, restrooms, breakrooms, and windows, and removing debris left by prior occupants.
Walk vacant suites on a regular schedule to confirm they remain clean, secure, and show-ready, checking doors and locks, lights, thermostat settings, and signs of leaks or pest activity.
Document suite condition with photos and checklists before and after each cleaning and share them with the Property Management team.
Miscellaneous Projects and Property Support:
Complete light property projects as assigned, such as touch-up painting, replacing accessible light bulbs, installing or removing signage, and minor repairs within the scope of the role.
Deliver and post tenant notices and property communications.
Provide site access for vendors and contractors as requested and confirm work is completed and the area is left clean.
Assist with weather-related preparation and response, including ice melt application, pre-freeze preparation, and post-storm debris cleanup.
Safety, Equipment, and Communication:
Follow company safety procedures, wear appropriate PPE, and use and store cleaning chemicals in accordance with Safety Data Sheets.
Maintain company-provided tools, equipment, and supplies, and notify the Property Management team when supplies need to be reordered.
Track daily route completion, hours, and mileage using company tools, and communicate promptly with Property Managers on completed work and open issues.
Represent Entrada professionally and courteously when interacting with tenants, vendors, and prospective tenants on site.
Qualifications
High school diploma or equivalent preferred.
1-2+ years of experience in porter, janitorial, custodial, grounds maintenance, or facilities work; commercial or industrial property experience is a plus.
Valid Texas driver’s license, a clean driving record, and personal auto insurance meeting the company’s minimum coverage requirements.
Reliable personal vehicle capable of transporting tools, supplies, and debris, for daily travel between properties throughout DFW (vehicle allowance provided).
Ability to lift up to 50 lbs.; stand, walk, bend, and climb ladders for extended periods; and work outdoors in all Texas weather conditions.
Self-motivated and dependable, with the ability to work independently, manage a route schedule, and prioritize tasks with minimal supervision.
Comfortable using a smartphone to take photos, complete checklists, send email, and log work.
Ability to pass a background check and motor vehicle record (MVR) review.
Bilingual in English and Spanish is a plus.
