We hope youre one of them.The Role:Vivmark Residential is seeking a Director, Asset Management to lead strategy and performance for a portfolio of multifamily communities. This is a highly visible role responsible for maximizing asset value through operational performance, capital investment, revenue optimization, and long-term portfolio planning.Reporting into senior leadership, the Director will serve as the strategic owner of assigned assets, partnering closely with Operations, Investments, Development, Construction, and Finance teams to drive investment decisions and enhance portfolio returns. The ideal candidate combines strong real estate investment expertise with a deep understanding of multifamily operations and a proven ability to influence stakeholders across the organization.What Youll Do:Lead Asset Performance & Value CreationOversee asset management activities for a portfolio of multifamily communities owned by Vivmark Residential and its investment partnersDevelop and execute strategies that drive Net Operating Income (NOI) growth, including amenity monetization, revenue enhancement initiatives, parking optimization, and operational improvementsAnalyze market conditions, competitive positioning, and asset performance to identify opportunities for value creationEstablish and maintain strategic business plans for each asset and submarket, incorporating operating performance, capital needs, market dynamics, and long-term investment objectivesMonitor portfolio performance through key financial and operational metrics, making recommendations to improve results and maximize returns.Manage assets with complex ownership structures, including joint ventures and HOA-related mattersDrive Investment & Capital Allocation DecisionsLead the evaluation and execution of major capital investment and repositioning initiativesDevelop ROI analyses, investment recommendations, and business cases for leadership approvalOversee implementation of approved projects and measure post-investment performance against expected outcomesCreate and maintain long-range asset strategies, including 10-year cash flow projections and investment scenariosPartner with Operations, Engineering, and Construction teams to prioritize capital expenditures and optimize investment returnsEvaluate hold, reinvestment, redevelopment, and disposition strategies through market analysis, asset forecasting, and risk assessmentPresent strategic recommendations and financial analyses to executive leadership and investment committeesPartner Across the BusinessCollaborate with Investments and Development teams on acquisition, development, disposition, and redevelopment opportunitiesSupport underwriting, due diligence, investment committee materials, and transition planning as neededBuild and maintain strong relationships with brokers, joint venture partners, consultants, lenders, and other key market participantsPartner with cross-functional leaders to define and track portfolio KPIs and benchmark performance against market competitorsLead Through InfluenceProvide leadership across multiple functions to ensure alignment on asset strategies and investment objectivesMentor and develop team members while fostering a culture of accountability, collaboration, and continuous improvementInfluence decisions and drive execution across teams, even when operating without direct authorityWhat Youll Bring:ExperienceBachelors degree requiredMBA, Masters in Real Estate, Finance, Economics, or a related discipline preferred7+ years of progressive experience in asset management, real estate investments, acquisitions, underwriting, or multifamily operationsStrong multifamily real estate experience requiredExperience working with institutional investors, joint ventures, or complex ownership structures preferredTechnical ExpertiseAdvanced financial modeling, valuation, and investment analysis skillsDeep understanding of multifamily operations, capital planning, and real estate market fundamentalsStrong proficiency in Excel and financial analysis toolsAbility to synthesize complex financial and operational data into actionable business recommendationsLeadership CompetenciesStrategic thinker with a hands-on, results-oriented approachExceptional communication and presentation skillsProven ability to influence executive stakeholders and lead cross-functional initiativesStrong project management, organizational, and prioritization skillsExperience managing consultants, vendors, and external partnersDemonstrated ability to coach, mentor, and develop othersHow Vivmark Supports You:We know that our teams are the beating heart of our success and we re committed to showing our appreciation.We offer:A competitive benefits package that supports your health, financial well-being, and work-life balance, including medical, dental, and vision coverage, a 401(k) with company match, paid vacation and company holidays, and exclusive team member housing discounts.Additional Info:AvalonBay is proud to be an equal opportunity employer and is committed to an inclusive and diverse work environment free of discrimination and harassment.
