Senior Project Manager – Commercial Drywall and Load-Bearing Framing

The Opportunity

Solid Rock Recruiting is conducting a confidential search for an experienced Senior Project Manager to join a well-established commercial drywall contractor serving the Atlanta market.

This company performs large, complex projects with a strong concentration in mid-rise multifamily and hospitality construction. The Senior Project Manager will oversee projects involving commercial drywall, metal stud framing, and load-bearing framing systems from turnover through final closeout.

This is a key leadership position for someone who understands the technical and financial demands of large drywall packages, can manage several projects simultaneously, and knows how to coordinate effectively with general contractors, field leadership, vendors, and internal teams.

What You’ll Do

• Manage large commercial drywall and framing projects from preconstruction through completion.

• Oversee mid-rise multifamily and hospitality projects with significant load-bearing framing scopes.

• Review contracts, plans, specifications, estimates, scopes, and project requirements.

• Coordinate project turnover from estimating to operations.

• Develop and maintain project budgets, schedules, labor plans, and material forecasts.

• Manage drywall, light-gauge metal framing, and load-bearing framing scopes.

• Track labor productivity, material usage, project costs, and overall profitability.

• Prepare accurate monthly project forecasts and cost-to-complete reports.

• Coordinate material procurement, deliveries, equipment, and subcontracted work.

• Manage submittals, RFIs, change orders, billing, and project documentation.

• Identify scope conflicts, design issues, schedule risks, and cost exposures.

• Prepare, price, submit, and negotiate change-order proposals.

• Attend project meetings and maintain strong communication with general contractors and owners.

• Work closely with superintendents and foremen to maintain quality, safety, schedule, and production expectations.

• Review updated drawings and identify changes using On-Screen Takeoff.

• Use Quick Bid to review estimates, labor assumptions, material quantities, and project pricing.

• Lead project closeout, punch-list completion, final billing, and collection efforts.

• Build strong customer relationships that support repeat business.

Project Experience

The ideal candidate will have experience managing large commercial drywall and framing packages on projects such as:

• Mid-rise multifamily developments

• Hotels and hospitality facilities

• Mixed-use projects

• Student housing

• Senior living communities

• Large wood-frame or light-gauge metal-framed structures

• Load-bearing cold-formed metal framing systems

Direct experience with load-bearing framing is required. Candidates should understand the sequencing, coordination, procurement, engineering requirements, and field challenges associated with these systems.

What We’re Looking For

• Five or more years of commercial drywall project management experience.

• Senior-level experience managing large and complex drywall and framing projects.

• Strong knowledge of commercial drywall, light-gauge metal framing, and load-bearing framing systems.

• Experience with large mid-rise multifamily or hospitality projects.

• Proficiency with On-Screen Takeoff and Quick Bid.

• Ability to read and interpret architectural, structural, and construction drawings.

• Strong understanding of contracts, scopes, specifications, and project documentation.

• Experience managing budgets, schedules, labor production, billing, and project forecasting.

• Proven ability to identify, document, price, and negotiate change orders.

• Strong organizational and problem-solving skills.

• Excellent communication and customer relationship abilities.

• Ability to lead field teams and collaborate with estimating, accounting, and operations.

• Comfortable managing multiple active projects and competing deadlines.

• Valid driver’s license and ability to visit projects throughout the Atlanta market.
