Masonry Restoration Project Manager / Estimator

Location: Quad Cities Area (Illinois/Iowa)

An established, independently owned exterior building restoration contractor is seeking a detail-oriented, self-motivated Project Manager / Estimator to join their team. This is an estimator-led role primarily focused on commercial building restoration and historical preservation, with selective new construction projects.

Key Responsibilities

Estimating & Preconstruction

• Assess internal project opportunities across building restoration, masonry repairs, tuck-pointing, concrete rehabilitation, epoxy injection, facade stabilization, caulking, and specialized coatings.

• Conduct site visits across the regional territory to inspect building conditions, record accurate field measurements, and define scope.

• Read architectural drawings and project manuals to perform digital takeoffs, compile detailed labor/material estimates, and write formal proposals.

• Estimate projects averaging between $250,000 and $350,000.

Project Management & Office Administration

• Facilitate awarded projects through closeout by managing submittals, schedules, change orders, progress meetings, and client correspondence while field superintendents run on-site operations.

• Maintain clear, organized documentation and communicate proactively with clients, architects, material suppliers, and internal field teams.

Qualifications & Requirements

Experience & Technical Skills:

• Background in commercial construction estimating, ideally with exposure to masonry, facade rehabilitation, concrete restoration, or historic preservation.

• Proven ability to read construction blueprints, generate accurate quantity takeoffs, and perform precise physical site measurements.

• Proficiency with standard productivity tools; familiarity with MS Project or digital takeoff software (e.g., Bluebeam) is a plus.

• Willingness to adopt specialized masonry repair methods, restoration scopes, and company pricing models.
