FACILITIES ASSISTANT MANAGER - MAINTENANCE MECHANICS
HOURS: Minimum of 7.5 hours per day. Must be able to work flexible and/or additional hours as mandated by library operational needs.

JOB SUMMARY: Supervise assigned staff and the maintenance and operation of the Library electrical, heating, air conditioning, and plumbing systems, mechanical equipment and building automationsystem.
JOB REQUIREMENTS:
Education: High school diploma
Licenses/Certifications Required:
- Ohio Driver's License
- Electrical License preferred.
- Universal Refrigeration License.
- State of Ohio Stationary Engineer's License preferred
TECHNICAL EXPERIENCE:
- Knowledge of procedures, practices, and methods for mechanical maintenance of buildings.
- Knowledge of local, state, and federal regulations regarding handling, storage, and disposal of HVAC related chemicals.
- Ability to troubleshoot electrical, HVAC, plumbing, and mechanical systems.
- Ability to read and work from plans, blueprints, and diagrams.
- Ability to set priorities, and to organize data and workflow.
- Ability to multi-task. Ability to follow written and oral instruction, and to identify exceptions.
- Knowledge of business mathematics and business English at the basic level.
- Ability to adapt to new and updated software and procedures.
- Ability to demonstrate basic computer skills including use of MS Windows, and electronic communication.
- Ability to maintain insurable driving status per the standards of the Library's fleet insurance carrier.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Evaluation of this position is based primarily on the performance of the following essential functions,
which include, but are not limited to:
- Supervises staff including planning, directing the work, and evaluating performance.
- Recommends and participates in hiring, discipline, and terminations.
- Maintains a safe work environment
- Assures that work is performed in compliance with applicable codes.
- Trains and motivates staff to operate library mechanical systems.
- Schedules preventative maintenance and repairs of mechanical systems and equipment.
- Performs building inspections to identify problems.
- Manages construction projects performed by staff including prioritizing projects, evaluating workloads, determining resources, visiting work sites, and making adjustments.
- Supervises and performs mechanical maintenance work on Library electrical, heating, air conditioning, and plumbing systems.
- Maintain and monitor building automation systems.
- Coordinates work with contractors and other trades.
- Reads and interprets construction drawings and specifications.
- Communicates with Branch and Department managers to schedule and plan work.
- Creates quarterly work and vacation schedules
- Identifies needed supplies, tools, equipment, and initiates orders.
- Develops project schedules, scope of work, cost estimates and negotiates vendor service agreements.
- Responds to emergencies to ensure the safety of Library facilities including those occurring outside of normal library operating hours.
- May attend meetings, participate in committees, present workshops, and training.
- May perform select duties of other staff in their absence.
- Performs other duties as required.
