FACILITIES ASSISTANT MANAGER - MAINTENANCE MECHANICS

HOURS: Minimum of 7.5 hours per day. Must be able to work flexible and/or additional hours as mandated by library operational needs.

BARGAINING UNIT: Non-Bargaining Unit / Pay Grade: 5 = $$57,825

LOCATION:  Cleveland Public Libraries

JOB SUMMARY: Supervise assigned staff and the maintenance and operation of the Library electrical, heating, air conditioning, and plumbing systems, mechanical equipment and building automationsystem.

 

JOB REQUIREMENTS:

Education: High school diploma

 

Licenses/Certifications Required:

  • Ohio Driver's License
  • Electrical License preferred.
  • Universal Refrigeration License.
  • State of Ohio Stationary Engineer's License preferred

 

TECHNICAL EXPERIENCE:

  • Knowledge of procedures, practices, and methods for mechanical maintenance of buildings.
  • Knowledge of local, state, and federal regulations regarding handling, storage, and disposal of HVAC related chemicals.
  • Ability to troubleshoot electrical, HVAC, plumbing, and mechanical systems.
  • Ability to read and work from plans, blueprints, and diagrams.
  • Ability to set priorities, and to organize data and workflow.
  • Ability to multi-task. Ability to follow written and oral instruction, and to identify exceptions.
  • Knowledge of business mathematics and business English at the basic level.
  • Ability to adapt to new and updated software and procedures.
  • Ability to demonstrate basic computer skills including use of MS Windows, and electronic communication.
  • Ability to maintain insurable driving status per the standards of the Library's fleet insurance carrier.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Evaluation of this position is based primarily on the performance of the following essential functions,

which include, but are not limited to:

  1. Supervises staff including planning, directing the work, and evaluating performance.
  2. Recommends and participates in hiring, discipline, and terminations.
  3. Maintains a safe work environment
  4. Assures that work is performed in compliance with applicable codes.
  5. Trains and motivates staff to operate library mechanical systems.
  6. Schedules preventative maintenance and repairs of mechanical systems and equipment.
  7. Performs building inspections to identify problems.
  8. Manages construction projects performed by staff including prioritizing projects, evaluating workloads, determining resources, visiting work sites, and making adjustments.
  9. Supervises and performs mechanical maintenance work on Library electrical, heating, air conditioning, and plumbing systems.
  10. Maintain and monitor building automation systems.
  11. Coordinates work with contractors and other trades.
  12. Reads and interprets construction drawings and specifications.
  13. Communicates with Branch and Department managers to schedule and plan work.
  14. Creates quarterly work and vacation schedules
  15. Identifies needed supplies, tools, equipment, and initiates orders.
  16. Develops project schedules, scope of work, cost estimates and negotiates vendor service agreements.
  17. Responds to emergencies to ensure the safety of Library facilities including those occurring outside of normal library operating hours.
  18. May attend meetings, participate in committees, present workshops, and training.
  19. May perform select duties of other staff in their absence.
  20. Performs other duties as required.
