Company & Site Context

Confidential client designs and manufactures high-efficiency commercial and data-center LED luminaires (distributed low-voltage systems, remote driver units, mission-critical fixtures). The company is starting up its Richmond, East Bay manufacturing / assembly plant. This person works on-site at the Richmond facility and owns the physical plant Operations.
The site is a manufacturing plant with assembly lines, machinery, and heavy equipment, plus a contained (non-wafer-fab) clean room. Utilities coordination includes PG&E (electric) and water. Site occupancy will involve third-party vendors and element-based building systems (HVAC, electrical, security, life safety) as the plant is occupied and ramped.

Position Purpose

Own the physical Richmond plant end-to-end: vendor management, security, cleaning, repairs, electricity, water, and building systems. This is also an environmental / industrial facilities management role with a real Health & Safety and EHS component — not a remote corporate facilities desk. Hands-on during startup.

Key Responsibilities

• On-site ownership of the Richmond East Bay physical plant: access control, security, keys/badges, after-hours response, visitor and contractor control.
• Vendor management as a core duty — source, scope, schedule, and hold accountable janitorial, security, HVAC, electrical, plumbing, waste, pest, and specialty trades.
• Security, cleaning, and repairs as daily owned workstreams (not delegated and forgotten).
• Utilities: electricity (PG&E) and water — accounts, usage, outages, and landlord/utility coordination.
• Building systems / element-based facility ownership: HVAC, electrical distribution, lighting, plumbing, docks, doors, life safety, and related plant infrastructure.
• Build and manage a 3-year facilities budget shell (opex, vendors, repairs, utilities, small capex) and track spend against it.
• Health & Safety / EHS partnership: industrial housekeeping, forklift and equipment traffic, fire/life safety, SDS/chemical storage areas, incident readiness, and OSHA-ready floors. This is an additional environmental facilities management responsibility, not an afterthought.
• Support third-party occupancy and plant start-up: space readiness, work orders, punch lists with landlord, and coordination so assembly lines, machinery, and heavy equipment can run.
• Support the contained clean-room environment (assembly-grade, not wafer fab): cleanliness protocols, HVAC/filter awareness, restricted access.
• Schedule facility work around production so lines do not stop unnecessarily.
• On-call for facility emergencies (power, water, security, HVAC, EHS events) during ramp.

Required Qualifications

• Facilities Manager track: 7–10 years facilities, plant maintenance, or building operations in a manufacturing, warehouse, or industrial setting.
• Facilities Coordinator track: 3–5 years in the same environments with proven ownership of vendors and work orders.
• Hands-on comfort with building systems (HVAC, electrical distribution at a practical level, plumbing, security) and directing trades.
• Experience in a production or assembly plant with material handling (forklifts, docks, floor traffic) preferred.
• Able to work fully on-site at the Richmond, CA (East Bay) plant; valid driver’s license; walk the floor and respond after hours.
• Comfort owning Health & Safety / EHS basics in an industrial plant (or clear willingness to partner tightly with EHS/HR on it).
• Able to build a simple multi-year facilities budget shell and manage vendors against it.
• Strong vendor management, written communication, and basic budget/spreadsheet skills.
• Right to work in the U.S.

Preferred Qualifications

• Bilingual Spanish/English (plus — production and contractor workforce).
• Startup or new-plant standup / building commissioning / third-party occupancy experience.
• Health & Safety, EHS, or environmental facilities management experience in an industrial plant.
• Light industrial or electronics/lighting assembly exposure; awareness of clean-room housekeeping (contained room, not semiconductor fab).
• CMMS or work-order system experience; OSHA 10/30 or similar.
• CFM, FMP, or equivalent facilities credential.
