Facilities System Technician (Facilities Maintenance)

We are currently seeking:

A Facilities System Technician to join our team. In this role, you will assist with scheduling the work of crews and contractors repairing and maintaining City HVAC equipment; and assure compliance with all safety regulations and procedures. Monitors the operating, adjusting, servicing, maintaining and repairing of automated heating, ventilating and air-conditioning (HVAC) and associated systems and equipment. Responds and takes routine or emergency actions upon receipt of alarms, requests for services or when supported systems instrumentation indicates problems. Works closely with Security Systems Contractor to insure proper working equipment, inputting access codes, access schedule changes, and additional equipment needs. Performs tasks to repair and maintain City facilities, including basic carpentry, plumbing, mechanical, HVAC, and electrical work.

Job Responsibilities:

• Works independently and makes appropriate decisions based on work experience; duties will vary according to job assignment and individual skills.
• Schedules the daily operation of building HVAC and security systems. Works with Supervisor to coordinate maintenance and repair work with contractors and City departments as needed.
• Inspects various buildings to determine maintenance needs; performs job site inspections of ongoing and completed work assignments; assures timely completion of projects to minimize disruption; assist staff to assure all safety and quality standards are met; provides technical guidance to staff as required; follows up with City staff to assure customer satisfaction with completed projects.
• Identifies material and equipment needs for each assigned project.
• Troubleshoots facilities problems and maintenance issues, and develops cost-effective solutions.
• Performs repairs and preventive maintenance on HVAC, plumbing, electrical, security, carpentry and mechanical systems; repairs and rebuilds interior and exterior structures and components as needed.
• Operates a variety of specialized equipment in accordance with all safety regulations and procedures; identifies and investigates mechanical problems requiring additional repair.
• Maintains records of services performed, and time and material costs.
• Controls work site to assure that safety rules and regulations are adhered to, and that the work zone and all equipment are in safe operating condition.
• Assures that hazardous materials are cleaned up in a timely manner and controlled according to City policy and procedures.
• Hours: Monday through Friday 7:00 am to 4:00 pm, schedules can change due to seasonal changes and department needs. On-call status is rotating weeks; must respond to in-coming phone calls for service within 30 minutes and be on-site of the called-in location within one hour, unless the request for service demands an immediate onsite response
• Regular and timely attendance is required.

Education and Experience:

• High School Diploma or equivalent; and four years' experience in building maintenance work, knowledge of HVAC equipment, controls systems, chillers, boilers and associated pumps; or an equivalent combination of education and experience.

Required Licenses or Certifications:

• A valid Texas Driver License with a good driving record is required.
• Specific technical skills training and certifications may be required.

Required Knowledge of:

• City policies and procedures.
• Methods, materials and equipment used in building maintenance.
• Local, State and Federal building codes and regulations.
• Electrical, plumbing and HVAC standards and maintenance techniques.
• Learning various computer software applications to control and monitor the proper operation of the Central Plant supplying HVAC needs of City Hall, Community Development Building and other buildings that might be added.
• Operation, maintenance, repair and safety standards for motorized and automated equipment.

• Reading and interpreting plans, schematics and specifications.
• Accurately estimating labor and material costs.

• Learning new maintenance techniques in response to expanding technology related facilities maintenance.

Physical Demands / Work Environment:

• Work is performed in a standard office environment, and indoors/outdoors performing skilled technical investigation.
• Subject to sitting, standing, walking, bending, reaching, crouching, climbing ladders and occasional lifting of objects up to 50 pounds.
