Job Description

A Brief Overview
The Facilities Engineer applies advanced engineering knowledge and independent professional judgement to evaluate and optimize major building systems across an assigned portfolio of unaccompanied housing facilities, which may include residential high-rise buildings. This position is responsible for the technical oversight, regulatory compliance, vendor management, and engineering support of major building systems, equipment, and infrastructure. This is a multi-site, portfolio-level engineering role rather than a hands-on repair position. This role sets technical standards, verifies that building systems are operated and maintained in compliance with applicable codes and contractual obligations, selects and manages the specialty vendors who service those systems, and serves as the senior technical resource and escalation point for on-site maintenance teams. This role applies engineering, data analytics, and reliability practices to optimize maintenance programs, control operating expense, extend asset life, maintain regulatory compliance, and improve the resident experience.

What you will do

  • Support mentorship and development of maintenance technicians toward efficiently run maintenance operations, serves as the escalated troubleshooting resource for complex or multi-system failures, and closes technical skill gaps through hands-on training.
  • Directs, and on rare occasion performs, advanced skilled work in two or more trades, including HVAC, plumbing, steam and natural gas-fired boiler systems, hot water generation and distribution, electrical distribution, emergency generators, building automation, water source heat pumps, cooling towers and condenser water systems, roofing, structural components, elevators and vertical transportation, and fire alarm and suppression.
  • Supports development of and provides oversight for preventive, predictive, and reliability-centered maintenance programs across all major building systems, enforces established PM requirements including filter replacement, and supports commissioning, recommissioning, and seasonal startup and shutdown procedures.
  • Manages inspection, testing, maintenance, and compliance programs for fire suppression and life-safety systems including sprinklers, standpipes, fire pumps, and fire alarm, analyzes deficiencies and recommends corrective action plans, and assists with emergency preparedness and life-safety risk assessments.
  • Oversees maintenance, inspection, testing, and modernization programs for all elevator systems, monitors uptime, service interruptions, repair frequency, and maintenance cost, investigates recurring issues to reduce downtime, and supports capital replacement projects.
  • Directs operation, inspection, testing, maintenance, and modernization of steam and natural gas-fired boiler systems, monitors combustion efficiency, fuel consumption, system pressures, temperatures, and operating cost, evaluates boiler water treatment programs, and supports contingency planning for boiler system failure.
  • Manages operation, inspection, maintenance, troubleshooting, and optimization of water source heat pump systems, geothermal heat pump systems, and roof top package units across the apartment portfolio, monitors heating and cooling efficiency, resident comfort, and equipment reliability, coordinates loop water treatment to prevent scaling, corrosion, and biological growth, and recommends retrofits to reduce operating cost.
  • Ensures compliance with NFPA standards, ASME, state boiler and elevator regulations, OSHA, EPA, insurance carrier requirements, and local fire codes and jurisdictional requirements, conducts facility audits and operational risk assessments, and implements corrective measures for identified deficiencies.
  • Coordinates third-party inspections, testing, certifications, repairs, and corrective actions, manages contractors, consultants, vendors, service providers, and property teams, and verifies that contracted work is performed to specification.
  • Analyzes equipment performance, reliability, condition, and lifecycle cost, evaluates building system performance and recommends upgrades, replacements, or modernization initiatives, and applies root-cause analysis to equipment failures, comfort complaints, and recurring maintenance issues.
  • Supports asset inventories, provides recommendations for replacement-planning related to critical building systems, and assists with capital planning and budgeting for system replacements and major component upgrades.
  • Supports renovation, rehabilitation, and capital improvement projects, develops technical specifications and project scopes of work, performs cost-benefit and return-on-investment analyses, and assists with project budgeting, forecasting, planning, and execution.
  • Collects, analyzes, and interprets operational, maintenance, financial, and safety data, develops dashboards and reporting tools using CMMS, Excel, Power BI, and other business intelligence platforms, tracks asset performance, downtime trends, compliance metrics, and capital expenditures, and generates leadership reporting on performance and improvement opportunities.
  • Directs, and on rare occasion performs, emergency maintenance including sewage back-ups, water main and lateral breaks, fires, weather-related damage, water leaks, and appliance repairs, and ensures unsafe conditions are corrected in a timely manner.
  • Maintains permits, certifications, inspection reports, operating logs, service histories, system drawings, and compliance documentation in audit-ready condition, keeps tools, gauges, refrigerant recovery equipment, and diagnostic instruments in ready repair, enforces proper use of equipment, chemicals, and PPE, and promotes a culture of safety, accountability, and continuous improvement.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
