Neal Communities is proud to be recognized as the 2025 Top Workplace in Sarasota & Manatee Counties. We are seeking a Field Marketing Manager to execute community marketing initiatives that support lead generation, drive qualified traffic, and promote our active and upcoming communities.

In this role, you will serve as the liaison between corporate marketing strategy and local market execution, overseeing signage programs, community events, sales center presentation, local partnerships, and field marketing activities that support community sales objectives while maintaining brand standards.

The ideal candidate is an organized and collaborative professional who can effectively coordinate marketing initiatives, manage multiple priorities, and support the successful execution of community marketing programs.

    WHAT YOU’LL DO:

    • Executes community-level marketing plans and field initiatives at the direction of the Vice President of Marketing.
    •  Provides field-level insight and recommendations to support marketing strategy and executes approved tactics that communicate the organization’s brand message.
    • Plans, coordinates, and executes approved advertising, promotion activities, grand openings, model openings, VIP previews, Realtor events, luncheons, and other traffic-generating initiatives. 
    • Supports the marketing of active and upcoming communities and business operations across Neal Communities and its affiliated companies.
    • Gathers and verifies content and visual requirements (photos, floor plans, site plans, etc.) for Marketing communication initiatives.
    • Continually learn, understand, and implement new technologies as they fit the company’s goals, with training initiatives approved by the VP of Marketing.
    •  Interacts with various company departments, especially management and sales, to ensure all communications accurately reflect the company's brand.
    • Monitors the corporate communications plan and strategy for uniformity in messaging, including templates, logos, and brand standards.
    • Supports marketing initiatives for affiliated companies as assigned.
    • Assists in producing and implementing marketing materials, including collateral, signs, point-of-purchase displays, media advertisements, promotions, and other marketing plan.
    • Attends company-sponsored promotions and events, especially community grand openings.
    • Assists in community outreach for sales and collaborative relationships with community groups and other agencies.
    • Leads the strategy, production, placement, and maintenance of all community signage programs, including entry monuments, directional signage, developer-approved sign locations, temporary promotional signage, coordinating vendors and installation logistics as necessary.
    • Coordinates with master developers, municipalities, and homeowners' associations to ensure compliance with signage requirements, ordinances, and community standards.
    •  Plans, project manages, and executes community marketing events, including grand openings, VIP previews, Realtor events, luncheons, and other traffic-generating activations.
    • Drives qualified community traffic through hyper-local marketing initiatives and grassroots partnerships with local businesses, schools, employers, and community organizations.
    • Audits and maintains sales centers and model home merchandising to ensure a best-in-class customer experience and consistent brand presentation.
    • Partners with sales leadership and on-site sales counselors to provide current and approved collateral, promotional materials, pricing information, and marketing support.
    • Monitors local market conditions, competitive activity, and community-specific opportunities, providing recommendations to enhance visibility, traffic, and support sales objectives.
    • Tailors corporate marketing programs and campaigns to align with the unique characteristics and needs of each community and micro-market.

    JOB REQUIREMENTS:

    • Four-year degree in marketing or related field.
    • Real estate / new home marketing experience preferred.
    • Minimum three (3) years of marketing experience.
    • Strong organizational, verbal, and written communication skills.
    • Experience managing community signage programs, including vendor sourcing, installation logistics, permitting, and local compliance requirements.
    • Proven experience planning and executing grand openings, community events, promotions, and traffic-generating marketing initiatives.
    • Strong organizational, project management, verbal, and written communication skills.
    • Ability to manage multiple projects, deadlines, vendors, and community priorities in a fast-paced environment.
    • Graphic design and marketing asset management experience preferred
    • Strong attention to detail and commitment to maintaining brand standards across signage, sales centers, models, and promotional materials.
    • Ability to work effectively between the corporate office and field communities.
    • Valid driver's license and willingness to travel frequently to local community sites and events.
    • Ability to work occasional evenings and weekends based on event and business needs. 

    PHYSICAL REQUIREMENTS:

    • While performing the duties of this job, the employee is frequently required to sit, stand, walk, use a computer and other office equipment, communicate effectively, and travel between company offices, communities, sales centers, model homes, and events.
    • The position requires occasional bending, stooping, grasping, reaching, climbing stairs, and walking through sales centers, model homes, community grounds, and active construction areas.
    • The employee regularly travels by vehicle and may occasionally perform work outdoors or at active construction sites, including areas with uneven surfaces and varying weather conditions.
    • Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
    • The employee may occasionally lift or move marketing materials, displays, or event supplies weighing up to 40 pounds, with or without reasonable accommodation.
