WHAT YOU’LL DO:

Community Marketing Execution

• Execute approved marketing plans for all active and future communities.
• Lead execution of community launches, model openings, promotions, and seasonal campaigns.
• Localize corporate marketing initiatives while maintaining brand standards.
• Manage community marketing assets, including photography, floor plans, site plans, collateral, pricing, and displays, and ensure they remain current and accurately presented.
• Partner with Sales to ensure communities are fully prepared for customer traffic.
• Track event, signage, vendor, and field marketing expenditures; obtain required approvals; reconcile invoices; and ensure assigned initiatives are completed within approved budgets.

Signage & Brand Experience

• Lead the day-to-day execution and ongoing administration of Neal Communities’ community signage program in accordance with approved brand standards, budgets, and community marketing plans.
• Oversee permitting, vendor management, production, installation, maintenance, and replacement of signage.
• Ensure compliance with master developer, HOA, and municipal requirements.
• Audit all community signage to ensure accuracy, quality, and brand consistency.
• Maintain community entry monuments, directional signage, sales centers, and promotional signage to approved company and brand standards.
• Maintain model homes, sales centers, displays, merchandising, collateral, digital displays, signage, and customer-facing environments to ensure every community reflects Neal Communities' approved brand standards.

Customer Experience & Sales Partnership

• Identify opportunities to enhance the customer experience throughout the community visit.
• Regularly audit community presentation and customer touchpoints.
• Ensure sales centers, model homes, signage, landscaping, collateral, and displays present a consistent and professional first impression.
• Partner with Sales Leadership to continually improve the buyer journey.
• Conduct regular community visits and maintain active communication with Sales Leadership and on-site sales teams.
• Ensure sales teams have current, approved collateral, promotional materials, pricing information, signage, and event support.
• Respond promptly to field marketing needs while balancing brand standards, budget requirements, and company priorities.

Community Events

• Plan, coordinate, and execute grand openings, model openings, VIP previews, Realtor events, promotional activations, and other community events.
• Manage event timelines, budgets, vendors, permits, food and beverage, entertainment, signage, collateral, and on-site coordination.
• Partner with Sales Leadership to establish event objectives, target audiences, follow-up plans, and measures of success.
• Conduct post-event reviews and recommend improvements based on attendance, lead generation, sales engagement, and overall execution.

Local Market Intelligence

• Regularly visit competing communities to evaluate signage, merchandising, promotions, incentives, events, customer experience, and local marketing activity, and share observations with Marketing and Sales Leadership.
• Monitor community-specific market conditions and identify opportunities to improve visibility, traffic, and sales support.
• Provide concise, actionable field observations and recommendations to the Vice President of Marketing and Sales Leadership.

Public Relations & Communications

• Support public relations, community outreach, and communication initiatives as assigned by the Vice President of Marketing, including press releases, media relationships, earned media opportunities, community outreach, and corporate communications.
• Ensure consistent messaging across all corporate communications, templates, presentations, and branded materials.

Technology

• Effectively utilize CRM systems, project management platforms, AI-enabled tools, and other approved marketing technologies to improve organization, communication, and execution.
• Identify and recommend practical tools or process improvements that increase field marketing efficiency.

This role offers the opportunity to directly influence the customer experience at every Neal Communities neighborhood while working alongside one of Florida's premier homebuilders. The Field Marketing Manager will play a visible role in community launches, customer engagement, and the continued growth of Neal Communities and its affiliated brands.

WHAT YOU BRING:

• Bachelor’s degree in marketing, communications, business, or related field.
• Minimum five (5) years of progressive marketing experience, preferably in homebuilding, residential real estate, or a related industry.
• Proven experience managing multiple projects simultaneously.
• Demonstrated experience writing, editing, and developing marketing communications and collateral, including brochures, presentations, promotional materials, signage, and other branded assets.
• Experience coordinating vendors and external partners.
• Strong event planning and project management skills.
• Exceptional organizational skills.
• Experience in public relations preferred.
• Outstanding verbal and written communication skills, including strong proofreading and editing capabilities.
• Ability to work independently while collaborating across departments.
• Ability to manage multiple projects, deadlines, vendors, and community priorities in a fast-paced environment.
• Strong attention to detail and commitment to maintaining approved brand standards across signage, sales centers, model homes, communications, and promotional materials.
• Ability to work effectively between the corporate office and field communities.
• Valid driver’s license and ability to travel frequently to company offices, communities, sales centers, model homes, and events.
• Ability to work occasional evenings and weekends based on events and business needs.
• Proficiency with Microsoft Office, CRM platforms, project management software, and marketing technologies.

PHYSICAL REQUIREMENTS:

• While performing the duties of this job, the employee is frequently required to sit, stand, walk, use a computer and other office equipment, communicate effectively, and travel between company offices, communities, sales centers, model homes, and events.
• The position requires occasional bending, stooping, grasping, reaching, climbing stairs, and walking through sales centers, model homes, community grounds, and active construction areas.
• The employee regularly travels by vehicle and may occasionally perform work outdoors or at active construction sites, including areas with uneven surfaces and varying weather conditions.
• Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
• The employee may occasionally lift or move marketing materials, displays, or event supplies weighing up to 40 pounds, with or without reasonable accommodation.
