Description

Fernwood Property Management is looking to hire a Helper A to join our team and contribute to providing the highest possible quality of service and an exemplary living experience for our residents.The Helper A is attentive to company goals relative to resident satisfaction and is responsible for executing maintenance requests by diagnosing problems and making repairs in order to maintain the physical condition of the community according to operating and safety standards and to ensure the service requests and repairs are made in a timely manner.This role is a union position. Helper A level union training is required for the role.

DUTIES AND RESPONSIBILITIES:

• Diagnose and perform minor and routine maintenance/repair involving apartment turnover on a daily basis
• Electrical and plumbing repair including rodding sewer lines
• Appliance repair (microwave, dishwasher, stove and refrigerator)
• HVAC Domestic water systems (proper certification may be required for some repairs)
• Finish carpentry and hardware installation
• Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
• Assist with organizing and prioritizing service requests and general maintenance tasks.
• Ensure vacant apartment homes are rent-ready in a timely manner.  Perform make ready work as required
• Apply all applicable company policies and procedures such as, but not limited to company operating and safety standards. Promote safe work practices among on-site staff.
• Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations.
• Respond timely to all On-Call emergency requests.  Weekend and after hours overtime required.
• General cleaning expected during the vacant apartment make ready process for move-in
• Performs other related duties and assignments as required.

QUALIFICATIONS:

• Customer Service Minded People Person.  The best part of serving others is creating experiences for them that go beyond the expected. Positive attitude, strong work ethic, high standards of professionalism and self-motivation required.
• At least 1 year of experience in property maintenance performing the duties associated with a Helper A
• High school diploma or equivalent (GED) required
• Ability to identify and properly use cleaning and chemical supplies
• Ability to frequently stand, walk, stoop, kneel, crouch or crawl, and climb (stairs, ladders, etc.)
• Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating, determining averages and percentages, and totals.
• Door handle/lock assembly repair a plus
• Carpentry Skills (kitchen counter replacement, bath vanity top replacement, kitchen floor installation and kitchen cabinet repairs)
