    POSITION SUMMARY

    Twin Lakes Community is seeking an entry-level HVAC Technician I to join our Maintenance team. This position is ideal for an individual who has completed HVAC training or has basic HVAC experience and is looking to develop their skills in a large Continuing Care Retirement Community.

    Under the guidance of senior maintenance and HVAC staff, the HVAC Technician I assist with preventive maintenance, troubleshooting, and repair of heating, ventilation, and air conditioning systems while supporting general maintenance operations throughout campus. This position offers an excellent opportunity to develop technical skills in a team-oriented environment focused on resident comfort and customer service.

    Essential Duties and Responsibilities

    1. Will check works Hub throughout the day to obtain work orders received and respond to same in a timely manner.

    2. Performing preventative maintenance, repairs and cleaning of buildings and grounds that includes light plumbing, electrical, appliance repair, floor care, carpentry, construction, mechanical, small engine work, painting and plastering.

    3. Assist in troubleshooting and repairing heating, cooling, and ventilation systems.

    4. Preventative Maintenance on all HVAC Equipment

    5. Performs maintenance duties on facility HVAC equipment.

    6. Responsible for maintaining records and documents for a HVAC Equipment. Complete work orders accurately.

    7. Assist with HVAC equipment installations, upgrades, and repairs under supervision.

    8. May be required to set up and take down furniture for meetings and other gatherings as needed

    9. Requires climbing, walking, stooping, bending, pushing, pulling, reaching overhead, kneeling, and lifting weights up to 50 pounds.

    10. Provides training and direction to other maintenance employees, such as Filter change out.

    11. Reports all unusual conditions, behaviors, and/or resident reactions to the appropriate personnel in a timely manner.

    12. Responds and reacts in a kind, polite, and professional manner to residents, families, visitors, coworkers, and supervision.

    13. Responsible for protecting any confidential information concerning residents, family, and/or the organization.

    14. Must demonstrate knowledge of and adhere to all Safety procedures and facility Fire, Disaster, and Bomb Threat procedures.

    15. Adheres to all organizational, departmental, and nursing procedures in the performance of position responsibilities.

    16. Must attend organizational or departmental conferences and/or in-services as scheduled.

    17. May be required to perform other duties in keeping with the nature of this position which will not significantly alter the job requirements

    18. May perform other duties assigned of a variety of facilities.

    9. Attend required in-service/training sessions;

    10. Be willing to assist supervisor/team with a variety of tasks/special projects that support department operations; look for opportunities to exceed expectations and provide excellent experience for our residents, family members, guests, and co-workers

    Working Conditions and Physical Demands

    • Able to sit, stand, bend, reach and move intermittently during work.
    • Performance of job duties subject to frequent interruptions.
    • Regularly communicate with supervisor and other staff, volunteers, family members and guests in a courteous and professional manner.
    • Possess sight/hearing senses, or use prosthetics that enable these senses to meet the responsibilities of the job.
    • Able to operate various types of cleaning equipment safely and properly.
    • Able to lift, push, pull, and move equipment, supplies, etc., up to 25 pounds and transport up to 250 pounds with assistive device.
    • May be required to adjust scheduled time or work beyond normal hours for planned activities/events and emergencies.
    • May be exposed to odors from cleaning supplies, chemicals, equipment, and /or waste.

    Specific Requirements

    • Possess the ability to make independent decisions when circumstances warrant it.
    • Able to manage time, multiple tasks, and projects.
    • Able to work On Call scheduled hours and weekends as required.
    • Ability to maintain records and required documentation.
    • Computer competency required.
    • Must provide own hand tools and a cordless drill set.
    • Must have excellent communication skills, time management, and multitasking.
    • Must be computer literate.
    • Must be self-motivated.

    Education and/or Experience

    • High School Diploma or GED required.
    • Two-year technical degree in HVAC or electrical maintenance is preferred.
    • 0-2 years' experience in HVAC or maintenance experience

    Required Qualifications

    • Basic knowledge of HVAC systems and mechanical equipment
    • Ability to safely use hand and power tools
    • Valid driver's license with acceptable driving record
    • Willingness to learn and develop HVAC technical skills.

    Preferred Qualifications

    • EPA Section 608 Certification or ability to obtain within six months of hire.
    • Experience using a computerized maintenance management system (CMMS).
    • Experience in senior living, healthcare, hospitality, or commercial facilities.
