Land Development Manager

As a Land Development Manager with Ryan Homes, an NVR company, you will play a key leadership role in the division's success by partnering with division leadership to manage the land development process from acquisition through community opening and lot delivery. This role serves as a key liaison between developers, engineers, government agencies, utility providers, and internal stakeholders to ensure communities progress on schedule, within budget, and to company standards.

Primary Responsibilities

• Conduct regular site visits to monitor development progress and verify compliance with approved plans and schedules.
• Build and maintain productive relationships with developers, vendors, engineers, utility providers, consultants, and municipal officials.
• Ensure new home communities are developed in accordance with approved plans, company standards, budgets, and schedules.
• Partner with division leadership to manage land development activities and support the successful execution of the division's business plan.
• Identify potential issues, risks, and delays in a timely manner and develop solutions to minimize impacts to community openings and lot delivery schedules.
• Maintain accurate reporting for each community's approvals, infrastructure improvements, lot deliveries, and critical milestones.
• Work collaboratively with internal teams including Land Acquisition, Construction, Sales, and Finance to support division objectives.
• Participate in feasibility studies, due diligence efforts, and development reviews for prospective land acquisitions.
• Proactively seek opportunities to improve processes, increase efficiency, and accelerate community development timelines.

Qualifications

• Bachelor's degree required; degree in Civil Engineering, Construction Management, Urban Planning, Real Estate Development, or a related field is a plus.
• 5+ years of experience in residential land development, civil engineering, homebuilding, real estate development, or a related field.
• Working knowledge of land entitlement, permitting, subdivision approvals, and site development processes are a plus.
• Strong project management, organizational, and problem-solving skills.
• Ability to manage multiple projects and priorities in a fast-paced environment.
• Excellent communication and relationship-building skills with the ability to effectively interact with developers, consultants, contractors, and government agencies.
• Proficiency in Microsoft Office Suite.
• Self-motivated leader with the ability to think strategically, drive results, and influence outcomes.
