BMOC Inc. is seeking an experienced outside sales professional to secure new leases.
This field-based position is designed for a self-directed salesperson with a proven ability to find prospects, conduct persuasive sales conversations, and turn opportunities into signed agreements.
What you’ll do
Personally solicit prospective residents and secure rental commitments through regular, in-person sales meetings.
Meet prospects at campus locations, properties, and other appropriate off-site locations.
Present available housing options, explain pricing and lease terms, address objections, and obtain applications and signed leases using approved company procedures.
Develop campus, and community relationships that support your own leasing sales.
Manage your sales pipeline from initial contact through lease execution.
Coordinate property tours with onsite teams and attend tours when needed to advance your sales.
Complete follow-up and documentation associated with your own sales, including accurate records in Entrata.
Meet agreed-upon leasing goals and provide concise reports on sales activity and results.
Follow Fair Housing requirements and company policies.
How the role operates
Your primary responsibility is personally securing leases. Regular sales appointments are central to the position. You are supported by the property managers who also handle routine office coverage, resident service, maintenance coordination, and general property administration.
You will organize your weekly sales schedule around prospect availability and leasing priorities, including evening or weekend appointments when needed.
What we’re looking for
A demonstrated record of success in outside sales or leasing.
Ability to generate business independently and close sales.
Strong relationship-building, presentation, negotiation, and follow-up skills.
Effective time management and accountability for results.
Ability to travel throughout Madison for sales appointments.
Comfort communicating with students, parents, guarantors, and prospects.
Familiarity with Entrata and the Madison rental market preferred.
Compensation
This position offers $200 per qualifying lease, with no hourly base or salary. Eligibility, sales attribution, and payment timing are governed by BMOC’s written commission agreement. Earnings depend on qualifying leases secured.
