    Leasing/Marketing Specialist | New York, New York | $55,000 - $75,000 per year | On-site   

    The Role

    Equal Access is partnering with a New York City-based property management company for a Leasing Specialist to join their leasing and marketing team. The portfolio spans multiple rent levels, from affordable and low-income housing to market-rate rentals, so comfort with the regulatory landscape across those tiers matters here.

    This is a front-line role. You will be the person, prospecting tenants from first inquiry through signed lease, while also supporting the marketing work that fills the pipeline in the first place. It is a mix of relationship management, administrative precision, and light creative work, and you will need to be genuinely good at all three.

    This is not a senior strategy role, and it is not remote. The work requires you to be present, whether that means showing apartments across the portfolio, staffing open houses, or turning around paperwork on a tight timeline.

    What This Role Is, and Is Not

    This role is:

    • A leasing and marketing coordinator position with real client-facing responsibility
    • Heavily administrative, requiring accuracy and follow-through on compliance-sensitive documents
    • A role where you will show apartments, run open houses, and screen applicants firsthand
    • Part of a small team where your output is visible and directly affects occupancy goals

    This role is NOT:

    • A pure marketing or creative role
    • A remote or hybrid position
    • A fit for someone who finds compliance paperwork tedious or detail work draining
    • A senior or managerial position

    Required Experience & Traits

    • 1 to 2 years of experience in leasing, property management, marketing, or a closely related field
    • Working knowledge of New York City and State lease regulations, or a genuine willingness to learn them quickly
    • Strong written and verbal communication, you will be corresponding with applicants, management, and vendors regularly
    • Organized and administratively sharp, lease files need to be accurate and audit-ready
    • Comfortable on social media platforms (Instagram, Facebook, TikTok) and capable of posting consistently without hand-holding
    • A follow-through personality, this role has a lot of moving pieces and things fall through the cracks if you let them
    • A four-year degree is preferred but not required if your experience is strong and your execution is proven

    Key Responsibilities

    Leasing & Applicant Management

    • Guide prospective tenants through the full application process, from open house through background and reference checks to signed lease
    • Conduct apartment showings across the portfolio
    • Prepare and review lease documents, renewals, and move-in files for completeness and compliance

    Compliance & File Management

    • Ensure all lease files meet New York City and State regulatory standards across all rent levels, including affordable and market-rate units
    • Stay current on lease regulations affecting the full range of housing the portfolio includes
    • Review vacant unit readiness and coordinate with office management to keep occupancy goals on track

    Marketing & Brand Support

    • Post consistently across social media platforms, including Instagram, Facebook, and TikTok
    • Contribute to the design and distribution of digital advertising campaigns and marketing materials
    • Support the development and execution of marketing strategies for both the company as a whole and individual properties

    Reporting & Data Management

    • Monitor leasing data, client retention metrics, and real estate listing service activity
    • Prepare regular leasing and marketing reports for management
