The Licensed HVAC Technician is responsible for the installation, inspection, maintenance, troubleshooting, and repair of heating, ventilation, and air conditioning (HVAC) systems throughout all Northstar Properties. This position travels between properties as needed and works closely with Property Managers, Maintenance Supervisors, and maintenance teams to ensure HVAC systems are operating safely, efficiently, and reliably.Essential Duties and ResponsibilitiesDiagnose, troubleshoot, repair, and maintain residential and commercial HVAC systems and related equipment.Perform preventative maintenance on HVAC systems, including inspections, cleaning, testing, and adjustments.Respond to HVAC-related resident work orders and emergency service requests in a timely and professional manner.Inspect HVAC systems and identify potential problems before they result in equipment failure or resident complaints.Repair or replace HVAC components, including compressors, motors, capacitors, contactors, thermostats, coils, blowers, filters, electrical components, and other related parts.Properly diagnose electrical and mechanical HVAC issues.Perform refrigerant recovery, evacuation, charging, and leak detection in accordance with applicable requirements.Maintain accurate records of HVAC inspections, repairs, refrigerant use, parts, and equipment.Assist with HVAC installations, replacements, and major repair projects.Ensure HVAC work is performed in accordance with applicable codes, regulations, manufacturer requirements, and Northstar Properties' policies and procedures.Maintain required HVAC licensing and certifications and ensure credentials remain current.Maintain knowledge of applicable HVAC regulations, safety requirements, and industry practices.Maintain an organized inventory of HVAC parts, tools, equipment, and supplies and communicate purchasing needs to the appropriate supervisor.Properly use, maintain, and secure company tools, equipment, and vehicles.Follow all safety procedures, including lockout/tagout, electrical safety, proper PPE, ladder safety, and safe handling of refrigerants and chemicals.Follow Safety Data Sheet (SDS/MSDS) requirements for chemicals, refrigerants, and other products used.Report safety hazards, equipment concerns, property damage, and major repair needs to the appropriate supervisor.Work closely with Maintenance Supervisors and Property Managers to prioritize HVAC needs across all Northstar Properties.Travel between Northstar Properties as needed to provide HVAC support, complete repairs, perform preventative maintenance, and assist with other property needs.Assist and provide technical guidance to Maintenance Technicians when HVACrelated issues require specialized knowledge or expertise.Communicate professionally with residents and explain HVAC-related issues and repairs when appropriate.Work cooperatively with maintenance, property, landscape, housekeeping, and office teams.Maintain a professional appearance and represent Northstar Properties positively while working at all communities.Follow Northstar Properties' mission, core values, policies, procedures, and standards at all times.Perform other duties as assigned.Performance ExpectationsThe Licensed HVAC Technician is expected to demonstrate strong technical knowledge, reliability, accountability, professionalism, attention to detail, problemsolving skills, and quality workmanship.
