Overview:

The Loan Disclosure Desk Specialist is responsible for preparing, reviewing, and managing the timely delivery of loan disclosure packages in compliance with federal, state, and investor regulations. This role ensures the accuracy of loan data, adherence to TRID requirements, and supports the overall loan origination process by coordinating with internal teams to meet critical regulatory timelines.

Responsibilities:
  • Prepare and issue initial and revised loan disclosures, including Loan Estimates (LE), Closing Disclosures (CD), and other required documents
  • Ensure all disclosures are delivered within regulatory timelines in accordance with TRID, RESPA, and TILA guidelines
  • Performs detailed reviews of disclosure packages, including Loan Estimates, to verify fee accuracy and regulatory compliance prior to release to borrowers.
  • Monitor loan changes and generate redisclosures when required
  • Maintain detailed records of disclosure activity, including timing, delivery methods, and borrower acknowledgment
  • Collaborate with loan officers, processors, and underwriting teams to resolve discrepancies and ensure data integrity
  • Track and manage disclosure pipelines to meet service level agreements (SLAs) and deadlines
  • Identify and escalate issues related to compliance, document accuracy, or timing requirements
  • Maintains current knowledge of evolving regulatory requirements and investor guidelines to ensure ongoing compliance.
  • Support audits, quality control reviews, and compliance initiatives
  • Deliver a high level of service to internal and external stakeholders
  • Perform other duties as assigned
Qualifications:
  • At least 2+ years of experience in mortgage disclosures, loan processing, or loan operations
  • High school diploma or equivalent required; Bachelor’s degree preferred
  • Solid understanding of TRID, RESPA, TILA, and mortgage disclosure practices
  • Experience with Loan Origination Systems (e.g., Encompass) preferred
  • Strong attention to detail and accuracy
  • Excellent time management and ability to meet strict deadlines
  • Strong organizational and multitasking skills in a fast-paced environment
  • Effective communication and collaboration skills with the ability to work effectively across cross-functional teams
  • Strong analytical and problem-solving abilities with the capacity to assess complex scenarios and identify effective solutions

Compensation: The base pay range for this position is USD $20.00/Hr. - USD $30.00/Hr. Exact offers will be determined based on job-related knowledge, skills, experience, and location.
