Our client in the Northside of Pittsburgh is looking for an experienced Maintenance Director to join their team
Jon Duties:
- Lead, supervise, and support a maintenance team of 7 direct reports, including hiring, training, scheduling, and performance management
- Oversee daily maintenance operations across all properties, including preventative maintenance, repairs, unit turns, and emergency response
- Manage vendor and subcontractor relationships - negotiate contracts, ensure compliance, and evaluate performance
- Ensure all work complies with safety, building codes, HUD regulations, and property standards
- Monitor and manage maintenance budgets, tools, supplies, and equipment inventory
- Develop and implement preventative maintenance schedules and long-term capital improvement planning
- Respond to urgent maintenance situations
- Foster a culture of accountability, safety, and customer service within the maintenance team
- Collaborate with leadership on property inspections, compliance audits, and asset preservation initiatives
- Experience in construction, particularly renovation of older buildings would provide a great background to care for these newly renovated historic buildings
- Managerial experience in dealing with vendors and subcontractors as well as planning, leading, and directing work on site is required
- Strong knowledge of residential building systems, HVAC, electrical, plumbing, carpentry, and OSHA safety standards
- Familiarity with HUD, LIHTC, and other affordable housing compliance standards a plus (training on this will be available)
- Strong organizational, communication, and problem-solving skills
- Proficiency with basic technology to facility maintenance tracking systems
- Valid driver"s license and reliable transportation required
