About Zora University

Zora University is a gated, Class A build-to-rent community of 108 single-story duplex homes at 1720 Rocky River Rd in Charlotte’s University City area, near UNC Charlotte. Homes are 1- and 2-bedroom (736–1,198 sq ft) with private entrances, fenced backyards and smart-home features, plus a community pool and shared amenities. 


We are hiring a full-time, on-site Maintenance Manager who owns the physical condition of the property and keeps our residents’ homes running.

Position Summary

The Maintenance Manager is the property’s lead hands-on technician and service leader. You will complete and prioritize service requests, turn vacant homes quickly to rent-ready standard, run preventive maintenance, keep the pool safe and compliant, and manage vendors and contractors. Because this is a smaller, self-directed team, the right person is comfortable doing the work personally, not only supervising it.

Key Responsibilities

Service and repairs

• Diagnose and complete service requests in plumbing, electrical, appliances, HVAC, carpentry, drywall, doors, locks and smart-home devices.
• Prioritize the work-order queue daily, respond to emergencies promptly, and close orders accurately in the property management software.
• Communicate professionally with residents before, during and after service visits.

Make-readies and turns

• Inspect move-outs, scope and schedule turns, and bring vacant homes to rent-ready condition on a defined timeline.
• Coordinate paint, cleaning, flooring and other turn vendors; walk each home before it is released to leasing.

Pool operations

• Serve as the certified pool operator: test and log water chemistry, balance chemicals, and maintain pumps, filters and equipment.
• Keep the pool area compliant with county health inspection requirements, including signage, safety equipment and records.
• Handle pool chemicals safely and store them according to label and SDS requirements.

Preventive maintenance and grounds

• Run a preventive maintenance schedule for HVAC systems (filters, coils, condensate lines), water heaters, gates, life-safety devices and common areas.
• Walk the community regularly to identify safety hazards, curb-appeal issues and needed repairs.
• Oversee landscaping, trash valet, gate access and other building-service vendors.

Vendors, inventory and budget

• Obtain bids, schedule and supervise contractors, and verify completed work before invoices are approved.
• Maintain parts and supply inventory and purchase within approved budget limits.
• Recommend capital and repair priorities to the Community Manager.

On-call and safety

• Participate in after-hours emergency on-call coverage.
• Follow OSHA, EPA and company safety practices, and report incidents and property damage promptly.

Qualifications

Required

• Current Certified Pool/Spa Operator (CPO) certification, or equivalent nationally recognized pool operator certification, held at time of hire.
• 3+ years of hands-on maintenance experience in multifamily residential (apartments, build-to-rent or similar), including make-readies and service requests.
• Working knowledge of plumbing, electrical, appliance repair, carpentry and general building systems.
• Experience using property management or work-order software (e.g., Yardi, AppFolio, RealPage).
• Valid driver’s license, reliable transportation, and own hand tools.
• Ability to pass a background check and drug screen.
• High school diploma or GED.

Preferred

• HVAC experience and EPA Section 608 certification (Type II or Universal).
• CAMT (Certified Apartment Maintenance Technician) or similar trade credentials.
• Experience with smart-home devices, keyless entry and gate systems.
• Lease-up or new-construction warranty experience.

Schedule and Physical Requirements

Full-time, typically Monday–Friday during business hours, with rotating after-hours and weekend on-call for emergencies. Overtime may be required during turns, severe weather or emergencies.

• Lift and carry up to 50 lbs, and work on ladders, in attics and in crawl spaces.
• Stand, walk, bend, kneel and climb for extended periods, indoors and outdoors in all weather.
• Handle pool chemicals and cleaning agents safely using required protective equipment.

Compensation and Benefits

Pay: $26.00–$30.00 per hour, based on experience and certifications (about $54,000–$62,400 per year at 40 hours per week). Candidates with HVAC experience and EPA 608 certification will be considered for the upper end of the range.
