Job Description

Maintenance Supervisor — RISE Florence Villa | $70,000 - $74,000

Location: Davenport, FL

A Strong Maintenance Team Starts with Someone Who Leads by Example.

A resident’s air conditioning needs attention. An apartment needs to be ready for move-in. Your team has a full schedule, and an unexpected repair changes the plan.

You know how to assess the situation, set priorities, and get to work. But you also know that strong maintenance leadership means getting ahead of problems—not just responding when something breaks.

At RISE Florence Villa, we’re looking for a Maintenance Supervisor who brings technical skill, clear communication, and a hands-on approach to leading the team. Someone who takes ownership of the community, helps others improve, and follows through until the work is done right.

What You’ll Be Doing

Lead from the front. Assign daily work, set clear expectations, train team members, and work alongside your team to deliver timely, quality service.
Put your technical skills to work. Troubleshoot and complete repairs involving HVAC, plumbing, electrical systems, appliances, carpentry, and general building maintenance.
Stay ahead of repairs. Manage preventive maintenance schedules, inspect the property and equipment, and address recurring issues before they become bigger problems.
Keep apartment turns on track. Coordinate make-ready schedules, inspect completed work, and ensure homes are ready for new residents on time.
Own the details. Monitor work orders, maintain accurate service records, manage parts and supplies, and keep tools, equipment, and maintenance areas organized.
Coordinate vendors and control costs. Schedule outside services, verify the quality of completed work, and partner with the Property Manager on purchasing, expenses, and maintenance priorities.
Keep safety and service at the center. Reinforce safe work practices, address hazards, communicate professionally with residents, and participate in the on-call rotation for after-hours emergencies.

What We’re Looking For

Multifamily maintenance experience, with previous responsibility for leading a team or coordinating maintenance operations.
Strong troubleshooting skills across HVAC, plumbing, electrical, appliances, and general repairs.
EPA certification required; CPO certification preferred.
Experience with preventive maintenance, apartment turns, inventory management, and electronic work order systems.
The ability to prioritize competing needs, communicate expectations, and hold yourself and your team accountable.
Availability to participate in an on-call rotation and respond to after-hours emergencies.

What Success Looks Like

Your team knows the priorities and has the support to get the work done. Residents receive clear updates, not unanswered questions. Apartments are ready when promised, supplies are accounted for, and recurring problems get more than a temporary fix.

You’re willing to step in and handle a difficult repair—but you also take the time to teach someone else how to handle it next time.

Why RISE?

Maintenance shapes how residents experience their home every day. At RISE Florence Villa, you’ll have the opportunity to lead a team, put your expertise to work, and see the results of your effort throughout the community.

We’re looking for someone who values teamwork, takes pride in their work, and understands that dependable service starts with dependable leadership.

Ready to Take the Lead?

If you enjoy solving problems, developing your team, and keeping a community running at its best, we’d love to meet you.

Apply today to join RISE Florence Villa as our Maintenance Supervisor.
