Maintenance Supervisor / Lead Maintenance Technician

Location: North Charleston, SC

Pay: $30-$35 per hour

Position Type: Full-time, onsite

We are seeking an experienced Maintenance Supervisor / Lead Maintenance Technician to independently oversee the maintenance operations of an established residential community in North Charleston, SC.

This is a hands-on leadership position-not solely a technician role. The selected candidate will be the primary maintenance professional onsite and will perform both technical work and Maintenance Supervisor-level responsibilities. The ideal candidate is a self-starter who is organized, dependable, solution-oriented, and confident making decisions independently.

Key Responsibilities

• Oversee daily maintenance operations and establish priorities for the community.
• Complete resident service requests accurately and within established response times.
• Diagnose, repair, and maintain HVAC, plumbing, electrical, drywall, appliances, and other property systems.
• Coordinate and complete unit turns, make-readies, inspections, and preventive maintenance.
• Monitor work orders and ensure repairs are completed safely and efficiently.
• Maintain the shop, equipment, tools, parts, and supply inventory.
• Identify property concerns and recommend appropriate repairs or solutions.
• Coordinate vendors and contractors when outside services are required.
• Communicate professionally with residents, property management, vendors, and regional leadership.
• Maintain property appearance, curb appeal, and overall safety standards.
• Document completed work and update property management systems accurately.
• Participate in the on-call rotation, with relief coverage provided by the Property Manager once per month.
• Follow all company policies, Fair Housing requirements, OSHA standards, and workplace safety procedures.

Required Qualifications

• Previous Maintenance Supervisor, Lead Maintenance Technician, or comparable maintenance leadership experience.
• Current HVAC certification.
• Strong hands-on HVAC troubleshooting and repair experience.
• Working knowledge of plumbing, electrical, drywall, appliances, and general property repairs.
• Ability to work independently and make sound maintenance decisions.
• Strong organization, prioritization, and time-management skills.
• Dependable, proactive, and comfortable serving as the sole maintenance professional onsite.
• Ability to participate in an on-call rotation.
• Ability to successfully complete the required background check.
• Experience supporting affordable or mixed-income housing communities.
• Familiarity with Yardi is preferred but not required.
• Experience coordinating vendors, preventive maintenance, unit turns, and supply inventory.
