Position:          Maintenance Technician       

 Job Summary:  To perform the duties necessary to keep the physical structure and associated equipment of all facilities within John Knox Village in good repair. Must have over three years experience in a given field i.e. Carpentry, plumbing, electrical, home repair, facilities or condo maintenance, etc.

Core Competencies/Essential Functions and Responsibilities: 

  • Performs preventative maintenance duties to all physical structures and complies with all building & OSHA safety codes and regulations. This is to include facility equipment and associated controls.
  • Maintains routine records of all inspections, preventative maintenance and repairs performed on any equipment or system.
  • Performs manual duties as requested (i.e. moving supplies or furniture, replacing light bulbs, removing trash scrap material).
  • Prepares and smoothes surfaces; removes old paint; matches paint and paint surfaces in a timely manner.
  • Pressure washes surfaces without damaging; uses appropriate mixture of cleaning solutions and maintain pressure washing equipment in good working condition.
  • Assists in replacing, installing, repairing, and testing electrical circuits, equipment, appliances, and lighting systems as required.
  • Performs corrective, routine work on plumbing systems as required.
  • Performs corrective, routine, and requisitioned of electrical and mechanical systems as required.
  • Assists in maintaining and repairing HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas.
  • Responds to and understands how to properly react during code red alerts.

 

Other Functions and Responsibilities:

  • Assists other Maintenance Technicians as needed.
  • Assists as needed during disasters
  • Uses and maintains basic tools required to perform duties.
  • Attends/completes required education or meetings and properly completes work order forms. 
  • Works days, evenings or nights as required performing required duties. Participates in the departments on call schedule.
  • Other duties as requested or assigned.

 

Working Conditions: 

  • While performing the duties of this job, the employee frequently works near moving mechanical parts.
  • Occasionally works in high, precarious places; in outside weather conditions; is occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic and caustic chemicals, extreme temperatures, risk of electrical shock, and vibrations.
  • The noise level in the work environment is usually moderate, but may be exposed to unusually high noise levels

 

Educational, Physical, and Other Requirements:

  • Must pass Level 2 background screening through the Florida Clearinghouse (Learn more: https://info.flclearinghouse.com)
  • High school graduate or GED equivalent,
  • Three years + in a given field of work: i.e., Plumbing, Electrical, Mechanical, Carpentry, Painting etc.
  • Valid Florida drivers license in good standing.
  • Experience in building/facility maintenance, painting and some Vo-tech experience would be beneficial.
  • Employee must be able to perform the essential functions of the job with or without reasonable accommodations.  Physical requirements may include frequent use of hands to finger, handle, or feel objects, tools or controls; reach with hands and arms; talk or hear. The employee may be required to lift, stand; walk; sit; climb or balance; stoop; kneel; crouch or crawl; and smell.  Vision abilities may require close vision, distant vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
  • The employee must routinely lift and/or move up to 50 pounds.
  • For the safety and security of our residents and patients, employees must be able to read, write, and verbally communicate in English, which is the most universally used language of our resident and employee population. 
  • Quality Assurance & Safety: Adherence to all OSHA/NFPA and building codes, adherence to all policies / procedures and safe work practices.
  • Must supply own small power tool, hand tools, and specialty tools necessary for this position.
