Open availability, including weekends and Holidays. On call as needed for Community emergencies.

Job Summary:

The Maintenance Technician is a dependable, service-oriented professional who takes ownership of the community’s physical presentation and operational excellence, managing the daily maintenance, repair, and aesthetic preservation for the entire property, from the manicured grounds to welcoming interiors, to ensure peak condition for comfort and safety. They meticulously care for and maintain the property, diligently following company guidelines, policies, and procedures, and operate under the guidance of the Maintenance Director to maintain a beautiful, safe, and fully operational community for residents, staff, and guests.

Essential Job Duties:

  • Execute all basic general and preventative maintenance tasks and repairs (plumbing, electrical, HVAC, carpentry, landscape, painting, etc.) for the entire community, including grounds, common areas, and resident units, to ensure the facility is safe, fully functional, and visually appealing.
  • Promptly respond to and complete daily work orders, maintenance requests, and troubleshooting.
  • Fully prepare vacant apartments for new residents, including all necessary cosmetic and repair work (window treatment, paint, clean carpets, etc.).
  • Adhere strictly to all established safety protocols (e.g., Lockout/Tagout) and Personal Protective Equipment (PPE) requirements (e.g., gloves, masks, aprons).
  • Maintain clean, organized, safe, and hazard-free work, maintenance, and storage areas by posting necessary signs, securing and storing chemicals/paints, removing protruding objects, and promptly stowing tools and equipment after use. 
  • Serve as the on-call point of contact for after-hour emergencies, as directed by the Executive Director, when the Maintenance Director is unavailable. 
  • Follow established techniques, procedures, and policies for properly handling, storing, using, mixing, and disposing of chemicals, disinfectants, cleaning solutions, and other hazardous waste.
  • Ensure all products are correctly sealed, labeled, and accompanied by Safety Data Sheets (SDS).
  • Maintain and ensure full operation and regulatory compliance of specialized equipment such as pools, power tools, flooring cleaning equipment, fire/sprinkler systems, etc.
  • Understand and comply with Federal, State, and local regulations, and company policies and procedures concerning all department operations. Promptly report any unresolved safety, health, or sanitation issues to the Supervisor.
  • Ensure the overall security of the community by monitoring all entry and exit points. Maintain a safe and secure environment for staff, residents, and guests following established safety standards, policies, and procedures.
  • Assist with larger, more complex tasks or coordinate with contractors and vendors when requested or needed, and trained.
  • Promote a spirit of teamwork and open communication in accordance with the MBK principles and core values.
  • Perform other duties as assigned or directed by Supervisor, Executive Director, or designee.

Education, License and Certification Requirement

  • High school diploma or GED equivalent, preferred.
  • Vocation or trade school certification (i.e., building maintenance, general repair, HVAC/Plumbing), preferred.

Experience Requirement

  • 1+ years of prior mechanical, troubleshooting, and repair experience preferred; on-the-job training is available for candidates with the right attitude and desire to learn.
  • Prior experience working in a healthcare, hospital, or senior living/residential setting is a plus, as it indicates familiarity with a sensitive, resident-focused environment.

Required Competencies:

  • Knowledge of/or certification in OSHA safety standards, fire/safety prevention, HVAC operation, First Aid, CPR, is a plus.
  • Working knowledge of local building codes, life safety codes, and MSDS/Hazmat handling procedures, and ability to safely operate a variety of work tools and equipment.
  • Must be aged 18 or over.
  • Must complete required Background clearances, health screening, and provide negative TB test results within 7 days of employment (must be within the last 6 months).
  • Valid class of driver’s license and valid insurance or reliable method of transportation.
  • Must have effective communication skills, including the ability to read, write, and speak English, and follow written and spoken directions.
  • Must possess the ability to always deal tactfully and professionally, displaying a deep commitment to customer service and a sense of ownership when interacting with personnel, residents, family members, and guests of different ages and backgrounds.
  • Must possess strong organizational, problem-solving, and time management skills.
  • Ability and willingness to work independently without direct oversight and supervision.
  • Always display a positive and professional image through behaviors, communications, and dress, and in accordance with the MBK principles and core values.

Physical Demands and Work Environment:

  • Ability to work weekends, evenings, and flexible hours, available for customers at peak service delivery days and times, as business needs dictate.
  • Ability to move intermittently throughout the workday, in the community, and between neighborhoods.
  • Must be mobile and able to execute the physical demands of the position, including standing and walking for prolonged periods, and frequent bending, kneeling, pulling, climbing ladders, squatting, bending, working at heights, lifting overhead, repetitive motion, and daily manual tasks.
  • Must be able to carry and lift up to 50 pounds, and push up to 250 pounds, as necessary.
  • Ability to assist in the physical movement of residents during routine transfers and emergency situations.
  • Ability to operate a motor vehicle or have a reliable method of transportation.
