The Maintenance Technician II ensures the efficient operation and maintenance of the property by performing advanced repairs, preventative maintenance, and equipment operation. This role plays a key part in resolving work orders, supporting infrastructure needs, and maintaining critical building systems while contributing to the safety, appearance, and functionality of the property.

Essential Functions:

Advanced Maintenance & Repairs: • Oversee the general operation of HVAC, elevators and compactors • Respond to tenant and common area work orders and ensure timely resolution • Install and maintain property signage • Perform weekly vehicle inspections for all departments • Assist in training and onboarding of new maintenance staff • Assist Maintenance Supervisor in overseeing maintenance schedule and tasks • Assist with minor compactor repairs and maintenance • Identify potential roof leaks and report findings • Perform in-house painting, plumbing and general repairs

Equipment Operation & Shop Management: • Operate advanced equipment such as scissors lifts, man lifts, pressure washers, forklifts, trailers and Bobcat • Maintain a clean, organized maintenance shop and ensure tool readiness

Event & Site Support: • Participate in setup and execution of special events across the property • Remain watchful for safety or security-related issues that may impact property success

Other: • Demonstrate the company's core values consistently • Complete all additional tasks, projects, and responsibilities as assigned by the supervisor or company

Skills and Experience: 3-5 years of experience in building maintenance or facilities operations Ability to diagnose and complete minor repairs on HVAC, roof systems, and compactors Familiarity with basic safety procedures and maintenance best practices Strong problem-solving and organizational skills Ability to work weekends, holidays, and flexible hours as needed Strong communication and attention to detail Ability to lift and carry up to 50 lbs Comfortable working on ladders, lifts, and at heights Able to work outdoors year-round in varying weather conditions Ability to bend, kneel, sweep, and perform repetitive motions
