BG Staffing is currently seeking an experienced and dependable Apartment Maintenance Technician to join a multifamily housing community in Philadelphia, PA 19111. As a Work Order/Ticket Runner, you will serve as a key member of the maintenance team, ensuring resident service requests are completed promptly and professionally. The successful candidate will have strong troubleshooting abilities, previous apartment maintenance experience, and the ability to work independently while maintaining a high level of customer service.

Position Overview

The Apartment Maintenance Technician will be responsible for completing daily work orders, responding to maintenance requests, assisting with apartment turns, and supporting the overall upkeep of the community. This role requires a hands-on professional who can diagnose maintenance issues, perform repairs efficiently, and contribute to resident satisfaction through quality workmanship and responsive service.

Key Responsibilities

Work Orders & Service Requests

• Complete resident work orders and service tickets in a timely and professional manner
• Troubleshoot maintenance issues and provide effective repair solutions
• Communicate with residents and management regarding service requests and repair status
• Ensure all work is completed according to company standards and safety guidelines

General Maintenance Duties

• Perform basic plumbing repairs, including faucets, sinks, toilets, and drain issues
• Conduct electrical troubleshooting and minor electrical repairs
• Diagnose and repair household appliances
• Complete carpentry projects, fixture replacements, and minor construction-related work
• Perform drywall repairs, patching, painting, and general maintenance tasks
• Repair and replace locks, hardware, and other apartment components
• Assist with preventative maintenance initiatives throughout the property

Unit Turns & Make-Ready Services

• Assist with apartment turns and move-in preparations
• Complete punch-list items and quality inspections
• Help ensure vacant units meet community standards before resident occupancy
• Support property improvement projects and renovation efforts as assigned

Community Maintenance

• Help maintain the overall appearance and functionality of the property
• Monitor common areas and community amenities for maintenance needs
• Assist in preserving the property's curb appeal and resident experience
• Identify and report potential maintenance concerns before they become larger issues

Qualifications

Required Experience & Skills

• Previous apartment maintenance experience required
• Strong knowledge of general maintenance functions and apartment operations
• Experience with plumbing, electrical troubleshooting, appliance repair, drywall, carpentry, and painting
• Ability to diagnose maintenance issues and complete repairs independently
• Strong attention to detail and commitment to quality workmanship
• Excellent customer service and communication skills
• Ability to prioritize tasks and manage multiple work orders effectively
• Reliable transportation and dependable attendance
• Own tools required
