We are seeking a Project Manager / Construction Manager for our federal team supporting the Nellis Air Force Base in Las Vegas, NV. Our team is primarily responsible for install and retrofit projects related to the large HVAC mechanical equipment, generators, and other relevant equipment and systems.Pay range: $120,000 - $150,000 base salary plus bonus incentive. Negotiable based on experience.Bonus eligible: YesBenefits: Eligible for benefits on first day of employmentPaid Time Off: 3 weeks paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays (6.5 weeks in total)Travel required: None; all work is based at this locationResponsibilities Serve as a primary leader for execution on a large retrofit and installation projects, primarily related to HVAC mechanical equipment, generators, BAS/Controls (Direct Digital Control systems), electrical upgrades (low/high voltage), piping, framing, roofing, and other MEP related equipment and systems.Develop project schedules and execute according to plan.Supervise field construction process with plans and specifications, ensuring each phase of work is completed on schedule, within budget, and with quality workmanship.Manage budgets and complete monthly forecasting with Operations Manager and Regional Manager.Manage selection, scope, procurement, quality, and payment of project materials, vendors, and subcontractors.Negotiate, prepare, and issue subcontracts.Ensure assigned projects are executed per quality control plan, on-time, billed within budget, and within scope of the contract.Ensure project personnel and subcontractors adhere to safety standards, internal policies, and US Army Corps of Engineers requirements (EM385 1‑1).Understand project and contract scopes; actively pursue growth opportunities and collaborate with customers to achieve desired outcomes.Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client RFI, bids, and proposals.Ensure Site Superintendent(s), Technician(s), and subcontractor(s) complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers.Complete timely and accurate project billing to maintain profitability goals and positive cash flow.Analyze financial reporting and project schedule to proactively address potential problems; effectively communicate project progress, issues, and financial status to leadership.Provide periodic project status updates, monthly revenue, cost, and gross margin forecasts.Manage risk, establish project recovery plans, and resolve disputes to minimize escalation.Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards.Manage selection, ordering, and delivery schedule of materials for the projects assigned.Coordinate customer training requirements.Required Qualifications Project management experience in the design‑build construction management industry, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, facilities electrical, MEP, or other related equipment and systems.Ability to execute projects of higher complexity and larger contract size.Experience managing project financials (P&L) including forecasting.Demonstrated verbal and written communication skills; ability to communicate technical material to a non‑technical audience.Proficient in Project Management software and principles; proficiency with Microsoft Project and Procore preferred.Strong personal computer working capabilities in MS Office (Excel, Word, PowerPoint, Outlook) and basic Windows environment.Ability to obtain and maintain required government security clearances or badging as needed.Preferred Qualifications Technical competency and experience with commercial or industrial HVAC mechanical and/or HVAC BAS controls (DDC), including evaluation of contractual scope, specification interruption, change order management, basic design, and installation standards.Ability to manage multiple projects simultaneously.Experience managing large projects (in excess of $5 million).Experience reading and interpreting government contracts and procurement standards.Experience managing multiple trades and subcontractors.Experience managing projects at government sites (DoD preferred).Preferred Education Bachelor's Degree in Engineering, Business Management, Construction Management, Project Management, or related field, or equivalent work experience.Active Certified Construction Manager (CCM), Project Management Professional (PMP), Certified Professional Constructor (CPC), Designated Design‑Build Professional certification, or Licensed Professional Registration preferred.BAS industry certifications, licenses, or training (Metasys, Tridium Niagara N4, etc.).Experience using Procore – project management software.Construction Quality Management for Contractors (CQM) certificate.OSHA‑30 certificate.First Aid/CPR certificate.Johnson Controls is an equal employment opportunity employer and all qualified applicants will receive consideration for employment without regard to race, color, religion, sex, national origin, age, protected veteran status, genetic information, sexual orientation, gender identity, status as a qualified individual with a disability, or any other characteristic protected by law.
