JOB SUMMARY:
Responsible for facility/maintenance services for multiple sites, company-wide inspections, maintenance and cross training programs, identification and implementation of cost-savings initiatives, long-term capital projects, maintenance, facilities, safety and security contracts.
PRIMARY RESPONSIBILITIES:
Maintenance/Facilities
• Provide facility/maintenance management services for multiple sites. Manage through leadership, the maintenance functions in all areas of building/equipment maintenance, including utilities service, machine repair, conveyor systems, compressed air systems, HVAC, fire/life safety systems, as well as, plumbing/water and sewer.
• Follow company-wide comprehensive inspection/PM process to ensure on-site Programs are compliant with maintenance/facilities requirements.
• Creates/follows maintenance training and cross training programs to continuously improve the technical abilities and capabilities of maintenance associates
• Responsible for identifying and implementing cost savings initiatives, service enhancements and process improvements within the maintenance function. Responsible for creating and negotiating outside vendors’ contracts to complete service and repairs to the company’s facility and equipment in compliance with maintenance agreements and within expected budgetary guidelines.
• Take responsibility for long and short-term capital projects and planning, including outside service providers.
• Responsible for all maintenance, facilities, safety and security contracts for vendor services.
• Ensures company facilities are maintained to standard, inside and outside areas are free from debris and other hazards, maintaining a safe and clean working environment.
• Upgrade/improve existing processes/procedures. Regularly coordinate with Corporate to initialize and apply “Best Practices including design, documentation, implementation and modification of company-wide preventive maintenance programs for all company assets. Further, develops, documents and trains operators and maintenance staff in TPM techniques.
• Ensures standard inspections of machines, equipment and systems are conducted for conformance with operational standards.
• Responsible for the 24/7 operations of the facilities/maintenance safety and security in full compliance with company, Federal, state and local codes and regulations. Assemble/schedule/manage appropriate maintenance staffing for multiple facilities, while overseeing daily and weekly PM programs.
Leadership
• Assesses and prepares performance evaluations or performance plans for direct reports and recommends merit increases. Establish and maintain relationships with internal and external customers. Provides leadership across departments and facilities to consistently have all safety, security and building/machine maintenance operate at the highest level.
Product Development
• Supports product development and improvement by receiving new product plans and discussing equipment needs and modifications with various company departments.
Budgeting
• Achieves financial objectives by reviewing monthly equipment and building maintenance reports and financial statements. Prepares monthly labor reports comparing actual labor hours with budgeted labor hours. Prepares financial reports as requested. Ensures that overall facilities/maintenance/safety/security budgets, schedules and performance standards are realistically set and attained.
ESSENTIAL QUALIFICATIONS:
• A minimum of 5 years maintenance/facilities management experience, including multiple facility responsibility.
• BS/BA or equivalent education and experience
• Broad based knowledge of building codes, OSHA and ADA requirements and how to apply
• Must have strong project management and communications skills
• Proven track record of handling multiple projects, construction or building renovations and master space planning.
• Familiarity with Computerized Maintenance Management Systems is a plus
• Strong problem solving and team building skills
• Excellent communications and organizational skills including report generation
• Fully versed in Microsoft Office applications including MS Word, Excel, and PowerPoint
• Ability to travel occasionally
• Solid financial budgeting experience
• Must possess industrial electrical knowledge and be able to read electrical diagrams, trouble shoot and identify and resolve electrical problems.
• Must understand AC and DC electrical operations including PLC's, Inverter Drives, Controllers, and their functions
