About the opportunity

WinnCompanies is looking for an Occupancy Specialist II to join our team at Laurel Estates, a 277-unit multifamily, affordable housing community located in Waterbury, CT.

In this role, you will be responsible for assisting the Property Manager with the initial, interim, and annual tenant recertifications at the property by working with multilayered affordable programs.

The pay range for this role is $19.24-$24.59 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM.

Responsibilities:

  • Work with team to process initial, interim, and annual resident recertifications and maintain accurate resident files.
  • Meet with residents to collect required documentation and explain affordable program requirements.
  • Prepare and submit verification requests and ensure compliance with affordable housing regulations.
  • Maintain accurate records within property management software and ensure timely completion of certifications and reporting.
  • Assist with resident move-ins, move-outs, waitlist management, and occupancy-related administrative functions.
  • Create resident notices, correspondence, and required program documentation.
  • Answer phones, respond to resident inquiries, and provide excellent customer service.
  • Open, track, and route work orders and service requests as needed.
  • Support leasing and marketing efforts, including conducting property tours and assisting prospective residents through the application process.
  • Assist with property audits, inspections, compliance reviews, and other occupancy-related activities.
  • Collaborate with the Property Manager and site team to support overall property operations.
  • Perform other administrative and operational duties as assigned.

Requirements:

  • High school diploma or GED equivalent.
  • 3-5 years of property management, affordable housing, leasing, administrative, or related experience.
  • Strong customer service, communication, organizational, and administrative skills.
  • Proficiency with Microsoft Office and the ability to maintain accurate records and meet deadlines.

Preferred Qualifications:

  • Experience with Project-Based Section 8, HUD, Tax Credit (LIHTC), or other affordable housing programs.
  • Experience with Yardi, RealPage, or similar property management software.
  • Associates degree and/or industry certifications such as COS, TCS, SHCM, or CPO.
