WinnCompanies is searching for an experienced Regional Vice President to oversee a diverse multifamily portfolio throughout Chicago, IL.In this role, you will manage the operations of a multi-family portfolio of approximately 2,000 units, for a variety of owned and fee-managed assets, possibly in multiple states. You will be responsible for maintaining strong client relations throughout the portfolio. You will supervise site and corporate employees including: Regional Property Managers, Senior Property Managers, and other support staff. You will act as a member of the company's Leadership Committee which assists the Executive Committee in providing strategic direction to and oversight of the management company's activities.This opportunity offers a pay range of $118,000 - $140,000 annually, based on experience.<h3>Responsibilities</h3><ul><li>Provide leadership in advancing the organization's mission and strategy and in achieving the annual goals and objectives of both the company and properties in the RVP’s portfolio.</li><li>Deliver exceptional results in line with Winn standards and advance the culture of operational excellence.</li><li>Manage interdepartmental relationships to effectively utilize and leverage resources.</li><li>Maintain positive working relationships with owners, lenders, investors, and government agencies.</li><li>Direct and/or participate in various committees to develop and recommend solutions and/or programs to address company and industry issues.</li><li>Participate in industry associations, professionally representing the company, and act in accordance with the highest ethical standards.</li><li>Achieve the profit objectives for the region's portfolio of assets. Participate in negotiation of management contracts and other agreements on behalf of the company.</li><li>Consult SVP or company legal counsel as needed. Approve annual budgets for the region's properties and present to the DVP or SVP for approval.</li><li>Ensure portfolio operates within company and agency guidelines for rent collection, budgeting, reforecasting, etc.</li><li>Provide direction, supervision, and guidance to the Executive Property Managers, Senior Property Managers, Regional Maintenance Managers, Property Managers, and administrative staff.</li><li>Recruit, hire, train, and develop personnel to meet regional staffing requirements.</li><li>Use company directives in the hiring, promotion, termination, and transfer of site personnel. Provide leadership to team members of the region consistent with the company’s guiding principles, vision, and culture of safety.</li><li>Ensure properties provide safe and secure environments. Provide timely submission of required reporting as prescribed by company, owner, lender, and governing agency policies.</li><li>Ensure site visits and periodic inspections are conducted in accordance with the company’s guidelines. WinnCompanies is searching for a Senior Property Manager II to join our Granite Lena Park team and oversee a portfolio in Dorchester/Mattapan that consists of 8 properties and 603 units.In this role, you will plan, control, and direct the daily operations of the properties, maintain positive resident relations, meet the financial objectives of ownership and management, protect the value and integrity of the real estate, be responsible for all applicable regulatory standards and requirements, and manage on-site staff.The selected candidate will adhere to the following schedule: Monday through Friday, from 9:00AM to 5:00PM.Responsibilities<ol><li>Prepare the properties' annual budgets for approval by senior management.</li><li>Provide reporting and monthly variance reporting.</li><li>Solicit bids and process purchase orders and invoices in accordance with Winn Purchasing Policy.</li><li>Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.</li><li>Collaborate with senior management to establish appropriate rent levels.</li><li>Review rent schedules and oversee preparation and submittal of increases and renewals.</li><li>Lead the property teams to maintain optimum level of occupancy.</li><li>Process timely and accurate move-ins, move-outs, recertifications, and renewals.</li><li>Approve rental applications adhering to property standards and all appropriate agency standards.</li><li>Provide oversight of properties' tenant files and ensure that Property Software Data is accurate at all times.</li><li>Ensure that the site maintains compliance with applicable state and federal program regulations.</li><li>Ensure the properties and grounds are well maintained. Direct maintenance team to implement maintenance programs and controls.</li><li>Report property incidents, accidents, and injuries in accordance with company policy.</li><li>Resolve resident issues and conflicts in a timely fashion and in accordance with site guidelines.</li><li>Use company directives to screen, hire, and train new personnel.</li><li>Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.</li><li>Use the company's Professional Development Program (PDP) to develop, train and engage site employees. Conduct weekly staff meetings.</li><li>Manage and report to 4 different clients.
