The Opportunity:
We are looking for a detail oriented professional with a passion for property management. Our Client is a 30 year old real estate investment company with an office in Midtown Sacramento. The portfolio extends north and west of the city and includes one property in Davis. The company manages the portfolio in all respects and is committed to forming successful relationships with our tenants, employees and vendors. We are a small company with less than 10 employees. There is no remote work.

US work authorization (Required) Commercial Property Management: 5 years Lease Administration work
Proficient in Word and Excel. Knowledge of Yardi is a plus. Strong interpersonal skills and problem-solving ability Professional verbal and written communication and presentation.
PAY & BENEFITS
3 weeks paid vacation. Retirement benefits. No medical benefits. Salary of $120,000 - $130,000 depending on knowledge and experience. Auto allowance or pay by mile reimbursement
RESPONSIBILITIES
Oversee staff attendance. Direct and coordinate duties. Support team atmosphere. Refer human resources concerns to company principals.
The majority of the portfolio is handled by outside brokers; some units are leased in house. Interview and oversee outside real estate brokers. Market and show available units, coordinate negotiations with principals, finalize lease documents and hand off units to new tenants with walk through and key. Send out renewal letters for existing tenants in coordination with Principals.
Maintain positive tenant relations with prompt and helpful responses to questions and concerns as needed.
Detailed knowledge of lease agreements. Oversee compliance with lease terms and communicate with tenants if found to be in violation
Financial Accounts
Bookkeeper onsite. The company Controller works in Berkeley. Regular phone and video calls are key to effective communication.
In Coordination with the Bookkeeper Accounts Payable
Inspect invoices for errors or issues
Contact utilities with billing or service issues
Review and approve payments, confirming property and coding Review CAM reconciliation annually
Accounts Receivable
Review aging and confirm payments posted to tenant account Confirm accounts requiring late fees and inform Controller Contact tenants regarding past due amounts.
Oversee rent increases
Professional office environment using standard office equipment such as computers, phones, photocopiers and filing cabinets
- Active working role: Work will require the ability to lift files and supplies, open cabinets, bend, crouch, stand, and walk.
Visiting portfolio properties involves driving, walking and climbing stairs and ladders.
