Scion Staffing has been engaged to conduct a search for an Onsite Maintenance Manager for an established residential property management organization along the beautiful Oregon Coast. POSITION OVERVIEW:

The Onsite Maintenance Manager will oversee daily maintenance, preventative repairs, and overall facility operations for a well-maintained residential community in Depoe Bay, Oregon. This hands-on leadership position involves performing repairs, coordinating vendors and contractors, supervising maintenance personnel, and ensuring the property remains safe, functional, and welcoming for residents and visitors. The ideal candidate is a proactive, technically skilled professional who thrives in an independent environment, takes pride in maintaining high property standards, and enjoys identifying practical, cost-effective improvements.

RESPONSIBILITIES:

• Oversee routine property inspections, preventative maintenance, and daily upkeep of residential common areas, landscaping, recreational amenities, and building systems.

• Perform hands-on repairs involving electrical, plumbing, HVAC, carpentry, and pool/spa systems when appropriate, ensuring maintenance work is completed safely and efficiently.

• Coordinate and supervise maintenance personnel and external contractors, obtain competitive vendor bids, monitor project quality, and ensure timely, cost-effective completion of repairs.

• Manage maintenance requests, prioritize work orders, coordinate emergency repairs, and maintain accurate records of inspections, service activities, and preventative maintenance.

• Support compliance with applicable health and safety regulations, building standards, and property guidelines while addressing resident concerns professionally and effectively.

• Provide regular operational updates to property leadership, recommend infrastructure improvements, and manage authorized maintenance purchases and expense documentation.

QUALIFICATIONS:

• Hands-on experience in property maintenance, construction, facilities management, or residential property operations, with working knowledge of electrical, plumbing, HVAC, carpentry, and pool/spa systems.

• Experience coordinating preventative maintenance, supervising staff or contractors, managing vendors, and resolving property maintenance issues independently.

• Strong organizational, communication, and problem-solving abilities, with a proactive, dependable, and customer-service-oriented approach.

• General computer proficiency, including familiarity with maintenance tracking systems, work order software, and accurate recordkeeping.

• Valid driver's license, reliable transportation, willingness to reside onsite in the provided apartment, and ability to respond to property emergencies outside regular business hours.

COMPENSATION AND BENEFITS:

This direct-hire opportunity offers a target annual salary of approximately $80,000, plus a complimentary onsite apartment and utilities with an estimated annual value of $30,000, bringing the combined estimated compensation and housing value to $110,000 annually.

The position offers a flexible, self-managed schedule averaging 40 hours per week, with general availability required for emergency maintenance needs.
