Operations Manager – Property OperationsUSMSPosition OverviewThe Operations Manager will lead and coordinate the day-to-day efforts of Property Operator and field technicians across the USMS portfolio. This role is responsible for ensuring consistent, high-quality execution of property maintenance, unit turns, work orders, and related operational functions. The ideal candidate brings strong management experience from a structured organization combined with hands-on construction and facilities knowledge so they can effectively diagnose issues, prioritize work, and drive accountability in the field.
Key Responsibilities• Lead, coach, and support Property Operator and technicians in the execution of maintenance, repairs, unit turns, and preventive programs.
• Oversee work-order prioritization, quality control, and timely completion across properties.
• Serve as the primary operational resource for construction-related and facilities issues (structural, mechanical, electrical, plumbing, exterior, etc.), providing guidance and escalation support.
• Develop, implement, and enforce standard operating procedures (SOPs) and training for field teams.
• Monitor performance metrics (response times, completion rates, quality scores, cost control) and drive continuous improvement.
• Coordinate with internal teams (property operations, landscaping, vendor management) to ensure seamless execution.
• Conduct site visits and inspections to verify work quality, safety compliance, and adherence to company standards.
• Assist with hiring, onboarding, and performance management of operational staff as needed.
• Identify process gaps and recommend practical solutions that improve efficiency and resident experience.
Required Qualifications• Proven management experience in a structured, process-driven organization (real estate, facilities, construction, or related field preferred).
• Direct construction, facilities, or property maintenance experience with the ability to evaluate and resolve a wide range of building and site issues.
• Strong leadership, coaching, and accountability skills with field teams.
• Ability to read and interpret plans, scopes of work, and technical specifications.
• Excellent organizational and prioritization skills in a multi-site environment.
• Proficiency with work-order/CMMS systems and basic Microsoft Office tools.
• Valid driver’s license and willingness to travel regularly between properties.
Preferred Qualifications• Experience in multifamily property operations, construction or large-scale residential portfolios.
• Background developing SOPs or training programs for technical teams.
• Knowledge of common multifamily systems (HVAC, plumbing, electrical, life safety, exteriors).
Compensation
$130,000 – $170,000 per year

• Operational issues are diagnosed accurately and resolved efficiently with minimal escalation.

This role reports to senior leadership and is central to scaling and professionalizing USMS property operations.
