Duration: 6-Month W2 Contract (Potential to Extend)
Pay Rate: $160–$170/hour W2
Recruiting Firm: Russell Tobin
About the Role
Russell Tobin is supporting a leading technology company in hiring a Performance Coordinator to support commercial performance and funding oversight across large-scale data center development projects.
This role focuses on evaluating construction acceleration investments, monitoring contractor performance, and ensuring funding is producing measurable schedule improvements. You'll work closely with developers, landlords, contractors, and internal teams to assess commercial risks and recommend funding decisions.
This is not an accounting or traditional construction project management role. The focus is on commercial judgment, contractor incentives, and project performance.
Key Responsibilities
- Monitor commercial performance and funding activities across 2–5 active data center projects or contracts.
- Track construction acceleration investments, including labor incentives, additional shifts, expedited equipment, and payments intended to resolve delays.
- Map funding flows between developers, landlords, general contractors, and subcontractors, identifying potential payment bottlenecks.
- Review construction contracts to evaluate liquidated damages, performance bonuses, payment terms, retainage, and change orders.
- Develop contractor performance scorecards measuring schedule progress, labor levels, milestones, and rework.
- Analyze funding effectiveness across projects and recommend where investments should continue, change, or stop.
- Review spending requests, coordinate approval workflows, and challenge expenses that lack adequate justification.
- Manage site-level financial reconciliations and monthly reviews with project counterparties.
- Provide commercial negotiation teams with supporting analysis related to delays, damages, and claims.
- Collaborate directly with construction and development stakeholders, including site visits as needed.
Qualifications
- 2–5+ years of relevant experience in real estate asset management, commercial construction, development, construction finance, or related fields.
- Experience monitoring the commercial or financial performance of large-scale construction projects.
- Ability to review construction schedules, payment applications, contracts, and financial documentation.
- Understanding of construction contract provisions, including liquidated damages, incentive structures, retainage, and change orders.
- Strong analytical and problem-solving skills, including the ability to build reporting and tracking processes independently.
- Experience coordinating with developers, landlords, contractors, or other external stakeholders.
- Strong Excel or Google Sheets proficiency and excellent communication skills.
- Ability to work independently, exercise sound commercial judgment, and influence stakeholders.
Preferred Qualifications
- Data center, industrial real estate, energy, or mission-critical infrastructure experience.
- Background with real estate firms such as JLL, CBRE, Prologis, or similar organizations.
- Familiarity with CoStar, Slack, and commercial real estate management tools.
- Experience with construction draw monitoring, earned value analysis, or forensic delay analysis.
- Experience designing or evaluating contractor labor incentives and acceleration programs.
