We are seeking a dependable and motivated Porter/Groundskeeper for a busy apartment community in the Houston Heights (77009) area. This position plays a key role in maintaining the property's appearance, conducting daily community inspections, and ensuring residents enjoy a clean, safe, and welcoming environment.

Responsibilities:

• Maintain excellent curb appeal throughout the community.
• Pick up trash and debris from grounds, parking lots, breezeways, and common areas.
• Perform daily property walks and inspections of all buildings and amenities.
• Walk vacant and occupied units as directed to identify housekeeping, maintenance, or safety concerns.
• Document and report property deficiencies, work order needs, and curb appeal issues.
• Clean and maintain community amenities, including the clubhouse, fitness center, pool area, and laundry facilities.
• Assist with apartment turns, trash-outs, and make-ready preparations.
• Pressure wash sidewalks, breezeways, and common areas as needed.
• Remove bulk trash and abandoned items from the property.
• Stock and maintain pet stations and other community areas.
• Assist the maintenance team with general duties and special projects.

Qualifications & Requirements:

Previous apartment porter, groundskeeper, janitorial, or property management experience preferred

Ability to walk the entire property and multiple apartment units daily for inspections

Must be comfortable working outdoors in varying weather conditions

Ability to stand, walk, bend, stoop, climb stairs, and perform physical labor throughout an 8-hour shift

Ability to lift, push, and pull up to 50 pounds regularly

Reliable transportation and strong attendance record required

Strong attention to detail and ability to identify property concerns proactively

Ability to work independently and prioritize daily tasks

Professional attitude with excellent customer service skills

Basic smartphone skills for documenting inspections and communicating issues

Bilingual English/Spanish preferred but not required

Must pass background screening and employment verification
