As a Preconstruction Manager, you will play a critical role in shaping projects from initial concept through successful handoff to the construction team. You will work closely with owners, architects, engineers, subcontractors, vendors, and internal project teams to develop competitive and accurate estimates while identifying opportunities, risks, and value throughout the preconstruction process.

Job Details
  • Lead preconstruction activities from conceptual design through final bid and contract award.
  • Prepare and review detailed estimates, budgets, quantity takeoffs, and bid proposals.
  • Analyze plans, specifications, scopes of work, and contract documents to identify costs, risks, and opportunities.
  • Solicit, evaluate, and negotiate subcontractor and vendor pricing.
  • Develop preliminary budgets, conceptual estimates, bid schedules, and value-engineering recommendations.
  • Coordinate with owners, architects, engineers, and internal project teams throughout the design process.
  • Manage bid leveling and subcontractor scope reviews to ensure accurate comparisons.
  • Identify constructability concerns, scope gaps, and potential project risks before construction begins.
  • Support project buyout and provide a smooth transition from preconstruction to project operations.
  • Maintain strong relationships with subcontractors, suppliers, design partners, and clients.
  • Ensure estimates and proposals align with project schedules, specifications, and company standards.

Requirements
  • 5+ years of experience in commercial construction, estimating, preconstruction, or project management.
  • Experience with commercial, industrial, government, or infrastructure construction strongly preferred.
  • Strong understanding of construction means and methods, materials, sequencing, and project delivery.
  • Demonstrated ability to develop accurate conceptual and detailed estimates.
  • Experience performing quantity takeoffs, subcontractor solicitation, bid leveling, and scope analysis.
  • Strong knowledge of construction plans, specifications, contracts, and project documents.
  • Experience with estimating and construction management software such as Procore, Bluebeam, Microsoft Excel, or similar platforms.
  • Strong communication, negotiation, organization, and analytical skills.
  • Ability to manage multiple estimates and deadlines simultaneously.
  • Bachelor's degree in Construction Management, Engineering, or a related field preferred.
  • Strong attention to detail and ability to identify cost, schedule, and constructability risks.
  • Ability to collaborate effectively with clients, design teams, subcontractors, vendors, and internal leadership.
  • Experience with federal or government construction is a plus.
