JOB DESCRIPTION
 
 
Role and Responsibilities
  1. Perform routine inspections of residential and commercial rental properties to assess the condition of buildings, systems, and equipment.
  2. Identify and document areas requiring maintenance, repair, or upgrades, including plumbing, electrical, HVAC systems, roofing, flooring, appliances, and landscaping.
  3. Schedule and prioritize necessary preventative maintenance tasks to prevent future issues or damage.
  4. Collaborate with maintenance staff and contractors to ensure timely and efficient repairs.
  5. Maintain detailed records of inspections, maintenance activities, and any follow-up actions.
  6. Ensure properties comply with local building codes, safety regulations, and company standards.
  7. Provide tenants with information regarding maintenance inspections.
  8. Report any urgent repair needs to property management and escalate issues when necessary.
  9. Respond to tenant inquiries regarding maintenance concerns and ensure timely follow-up.

Qualifications and Education Requirements
  1. Basic set of hand and electric tools
  2. Proven experience in property maintenance or a related field.
  3. Comfortably utilizing a smart phone
  4. Pass a background check and drug screen
  5. Good communication skills and customer service orientation.
  6. Knowledge of safety procedures and regulations.
  7. Valid driver’s license and reliable transportation.
  8. Ability to work independently and in a team environment.
  9. Flexibility to respond to emergency calls outside of regular business hours.
 
 
 
Physical Demands and Work Environment:
  1. Comfortability with climbing ladders, inspecting roofs, and entering attics or crawl spaces.
  2. Working in various weather conditions
  3. Ability to lift heavy objects and perform physical tasks.
  4. Ability to troubleshoot and repair various mechanical and electrical systems.
