ABOUT THE PROJECT
One of California's largest and most respected multifamily builders is seeking a Project Executive to lead the financial and operational oversight of their Bankers Hill project in San Diego. This is an 8-story podium multifamily building with a 3-story subterranean parking garage. The company maintains a massive pipeline of projects across Southern California.
POSITION OVERVIEW
The Project Executive will serve as the primary financial and operational leader for this luxury multifamily development. You will work directly with the General Superintendent, Sr. Superintendent, and ownership to maintain project schedules, manage budgets, control expenses, and ensure timely delivery of a high quality product. This is a hands on leadership role managing third party vendors, multiple contractors, and complex project finances from preconstruction through final closeout.
COMPENSATION & BENEFITS
- Base Salary: $225,000 - $250,000 (depending on experience)

ESSENTIAL RESPONSIBILITIES
- Maintain and manage project schedule using Procore and Microsoft Project, ensuring alignment with owner expectations and critical path milestones
- Proactively manage project budget by owning approvals, deliveries, and change order management
- Control expenses through cost tracking, subcontractor billing verification, and financial reporting to ownership
- Conduct subcontractor buyouts and negotiate contract values to align with project budget
- Review and approve subcontractor submittals, RFIs, and change orders in Procore
- Generate monthly financial reports for investors and ownership, including cost forecasting and variance analysis
- Coordinate with project team on schedule recovery, logistics, and risk mitigation
- Interface with design team, city officials, and ownership to resolve permit, schedule, and scope conflicts
- Participate in weekly project meetings, safety meetings, and subcontractor coordination
- Maintain organized project documentation including contracts, budgets, invoices, and correspondence
REQUIRED QUALIFICATIONS
- 10 plus years of construction experience with 7 plus years in multifamily project management or project controls
- Proven track record managing budgets of $30M or larger on multifamily construction projects
- Extensive experience with subcontractor buyouts, bid management, and contract negotiation
- Expert level proficiency in Procore and Bluebeam
- Strong working knowledge of Microsoft Project, Excel, and financial management systems
- Deep understanding of multifamily construction methods, building codes, and rough/finish trade work
- Knowledge of federal, state, and local codes including ADA/Fair Housing, ANSI, waterproofing, environmental/AQI, and acoustical requirements
- OSHA 30 certification (current or issued within last 3 years)
- Excellent communication and leadership skills with the ability to manage multiple stakeholders
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred
- Strong organizational and time management skills
PREFERRED QUALIFICATIONS
- Experience with podium construction including post tension concrete decks and subterranean parking structures
- Prior experience working for a top tier multifamily developer or general contractor in California
- Familiarity with building information modeling (BIM) and advanced project controls systems
