Construction Project Manager – Commercial Construction

Our client is a respected and expanding commercial general contractor with a strong presence in the Charleston market. They're seeking an experienced Construction Project Manager to lead commercial projects from preconstruction through closeout while delivering exceptional quality, maintaining client relationships, and driving project profitability.

What You'll Do
• Manage commercial construction projects from preconstruction through completion and final closeout.
• Develop and maintain project schedules, budgets, and execution plans.
• Review construction drawings, specifications, contracts, and scopes of work.
• Lead project kickoff, progress, and coordination meetings.
• Coordinate with owners, architects, engineers, subcontractors, vendors, and internal teams.
• Solicit, evaluate, and negotiate subcontractor and vendor proposals.
• Prepare and administer subcontracts and purchase orders.
• Manage RFIs, submittals, change orders, and project documentation.
• Monitor project costs, billing, commitments, forecasts, and overall financial performance.
• Review subcontractor invoices and pay applications.
• Prepare and negotiate owner change orders.
• Identify project risks and develop proactive solutions to minimize schedule and cost impacts.
• Partner closely with Superintendents to ensure projects remain on schedule and meet quality expectations.
• Provide regular project updates to clients, company leadership, and stakeholders.
• Ensure work is completed in accordance with contract documents, specifications, and applicable building codes.
• Oversee project closeout activities, including punch lists, warranties, and final turnover.
• Support estimating, preconstruction, budgeting, and value engineering efforts as needed.
What We're Looking For
• 5+ years of Project Management experience with commercial construction projects.
• Experience working for a commercial general contractor preferred.
• Proven success managing projects from preconstruction through completion.
• Strong knowledge of construction contracts, scheduling, budgeting, and project financial management.
• Experience coordinating owners, architects, engineers, subcontractors, and vendors.
• Ability to read and interpret construction drawings and specifications.
• Excellent leadership, communication, negotiation, and problem-solving skills.
• Strong organizational skills with the ability to manage multiple projects and priorities.
• Proficiency with Microsoft Office and construction project management software.
• Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
